Although this is outside of the SEPO Email Guidelines, I thought it was worth sending an email about. Thx for the info to the community Cathy. (Beth Parrish) There is a Cane toad living near us that we see nightly. It is the most poisonous toad in America, especially dangerous to dogs. If they lick the toad the toxins on its skin can kill them! I fear there may be more of them around. While they are nocturnal, they hide in shady places where inquisitive dogs may find them. I definitely want to ensure everyone - it was a 'technical' error. The Google Meet session said it was recording and I verified to Tony just prior to the meeting that I thought it was as well. You will hear that on the recording I'm linking to below. However, the meeting did not get recorded. Normally Tony gets an e-mail from Google within 2-5 hrs after the meeting stating the video is available for downloading. This time - no e-mail - no video. In order for me to be accurate and thorough (or as some may interpret as lengthy - LOL) I also start my tape recorder at the beginning of all of our meetings. In order to be totally transparent with the community, which I guess you could call this Board's motto, I have uploaded my tape recording to the Web site for anyone who wishes to listen to the meeting. Please remember, this recorder is lying beside my laptop, and I also shuffle through lots of paper during a meeting, so you will hear those noises as well. I have listened to the entire tape, and you will definitely be able to hear what transpired during the meeting. Anita Lamb Smith will continue to keep the books for the club. Catherine Cummings Richmond will serve as club communicator. The club will continue to create rocks for the Ronald McDonald house. You can create rocks at home and donate them and the club will create rocks at their meetings. Instead, I’m asking you (if you want to) cook an extra hotdog or hamburger or piece of chicken to share as your dish to pass. We will still bring a salad, dessert or appetizer to share. Donuts and Coffee will be served. Golf play will be right after our meeting. This is our last meeting of the year, we have a few items to finish up, and election of new officers. We then will have one more official league play March 27th. We continue to play on Wednesdays for fun action during April and May, then those who live here year-round continue to play all summer, usually at 8:00 before it gets too hot. Official League starts back up November 6th, 2024. A reminder we have our Golf Award/Lunch this coming Friday, March 22nd, at 11:00 am in the Hall. Even if you did not play in the Tournament and are a paid woman golfer you are certainly welcome to attend the lunch. We have awards to hand out for our 3-day tournament and to give a fair well wish to Helen Perry, who has been a welcome member of our Women's Golf League for many years. Helen you are missed already. Just a note we will need to be out of Hall by 1:00 pm, another group is needing to start preparation for another event. Again, thank you for a successful year and taking part of a great organization. Kady Pohlmeyer 956-642-6003 ************************* Barbara Ann Carlson Barbara Ann Carlson of Harlingen passed away quietly while surrounded by family on March 16, 2024 at the age of 84. Barb was born the middle of three girls on June 20, 1939 in Peoria, Illinois to the late Hank Zipper and Katherine (McCann) Zipper. She spent most of her childhood playing with her two sisters Carolyn (Wally) Anderson and Bonnielyn (Bill) Witt. She loved playing jacks, kick-the-can, and even playing pranks while growing up. She also enjoyed playing baseball with the team of boys that her dad coached when they were short players. After graduating from Peoria High School in 1957, she worked as a secretary, and then accountant at Hiram Walkers. Barb met Carlton Toby Carlson in June 1958. They were married on Oct. 10, 1959, and honeymooned in New Orleans. The couple then moved to Evanston, Illinois where they had two children: Eric and Kady. In 1966, they moved to Toronto, Canada for two years, where Barb developed a love of the team sport curling. After that, the family settled in Minnetonka, Minnesota. Barb and Toby spent many weekends in northern Minnesota on Howard Lake, first at Moore Springs Resort, and then at her parent’s cabin. There were many fond memories of playing cards, fishing, turtle hunting, and time with her sisters and family. Before retirement, Barb worked as a head bookkeeper for Kraemer’s Hardware, and then at Opportunity Partners, a non-profit foundation. She was also a grief mentor for people who lost family members. Barb loved traveling, which included cruises and trips to Africa, Alaska, Russia, and Asia, amongst many other places. After Toby passed away in 2001, religion and faith became an important part of her life and she was confirmed at Zion Lutheran Church in Hopkins, Minnesota in Nov. 2001. Barb moved to Harlingen in 2011, where she met the second love of her life, Jack Scott. They continued traveling –– going to China to see the Terra Cotta Soldiers, the Panama Canal, and their regular camping trips on South Padre Island. Barb was preceded in death by her parents, her husband Toby, and brother-in-law Wally. The memory of Barb will be cherished by her friend Jack, son Eric (Janet) Carlson, daughter Kady (Terry) Pohlmeyer, grandchildren Bryce (Jenn), Shane (Stephanie), Paige (DJ), Tara (Alex), and Corey, and two great-grandchildren Isla and Quinn. A memorial service will be held at St. Paul Lutheran Church, Harlingen on Saturday, March 23, at 11 a.m., with graveside services at Glendale Cemetery in Washington, Illinois at a later date. Start times are is 9:00 tee off time on the hole assigned for the early time and 10:30 for the later tee off. Signup sheets for the next week will in the library on the bulletin board near coffee with a pay box along the way by the door to the pool. The cost is just $1.00 to play and all that is collected is paid back out to all levels of play by your handicap. If you don’t have a handicap, you will establish one after five (5) games of play. Golf Course Golf Course The large beautiful common areas of Sunshine include a par 3, 9-hole golf course. (See Pictures at Bottom of Page) Sunshine is the Home of the Good Neighbor Day Golf Tournament. It is free to play to all Residents and their Immediate Families. Guests can play for a nominal fee. There are both Ladies' and Men's Golf Leagues. Men play on Tuesday mornings. Ladies play on Wednesday mornings. Several Golf Scrambles are played on multiple Days & Times. Various Golf Tournaments are played throughout the year. Information below contains excerpts from the SEPO Policies & Procedures COMMON AREA The term ‘Common Area’ refers to all real property contained in Sunshine C ountry Club Estates and includes the golf course. GOLF COURSE The golf course may NOT be reserved for private parties. It may only be reserved for SEPO events, with SEPO Board approval. Sunshine Country Club Estates’ guests (not qualifying as immediate family members of owners) as well as ENCORE residents are required to pay green fees before starting play. ENCORE residents must wear their RV name badges and display the green fee tag on their golf bag. All golfers are required to have their own clubs and bag or other appropriate carrier. Foursomes are suggested when the golf course is busy except during league play. More than five should never play at one time. Play is required to start at the number one tee at all times from October 1st through April 30th. However, persons may join players already in progress as long as it is agreeable to those players and does not make more than a foursome. Use of a tee is required at all times when teeing off. Practice is not allowed on any part of the golf course except on the putting green by number one tee box. Keep riding carts on cart paths when teeing off and 20 feet from greens when possible and practical. Replace divots on tee boxes and fairways. Repair ball marks on greens. Do not trespass upon owner’s property at any time except to retrieve straying golf balls. Never hit the ball out of an owner’s yard. Do not rake for balls during active play. Everyone is required to wear appropriate clothing including shirts at all times on the golf course. No bicycles or motor scooters are allowed on the golf course. Anyone wishing to use a riding golf cart to play golf may do so by paying an annual Golf Course Improvement fee. A sticker must be purchased each year and placed in plain view on the windshield of the cart. All Golf Course Improvement Fees collected shall be used for the construction/continued maintenance and repair of: future/existing concrete golf cart pathways/trails, water features on the golf course, including, but not limited to, masonry walls of the golf course ponds and aeration pumps/fountains, water irrigation and pond lighting improvements. All of these improvements shall be located within the limits of the golf course. When the golf course is closed because of excessive rain accumulation or for maintenance procedures, signs will be posted in front of the Office and at the number one tee box. At times when the course does remain open there may be posted restrictions on the use of riding golf carts even though walkers are permitted. If in question, you should check the office area before proceeding to the first hole to play, in the event you are not starting on the number one tee in league play. The golf green fee for a temporary guest as defined under GUESTS is $2.00 to play in scramble for nine holes, which includes tournaments and guest days. The green fee for a temporary guest to play nine holes is $5.00. These fees are paid at the office. The golf green fee for an incidental guest as defined under GUESTS is $10.00 for nine holes and $15.00 for eighteen holes. This same fee will apply to residents of ENCORE. You may only enter or exit the golf course by means of a cart path, never from your backyard or a neighbor’s back yard. There are cart paths leading from each street to enter and exit the course. The course is for playing golf. It is not a shortcut from one street to another. The SEPO golf course is restricted during Men’s and Women’s Golf League play as follows: During the months from April 1 thru September 30 the SEPO golf course is restricted for: Tuesday Men’s League play from 8:30 to 10 AM. Wednesday Women’s League play from 8:30 to 10 AM. During the months from October 1 through March 31 the SEPO golf course is restricted for: Tuesday Men’s League play from 8 AM to Noon. Wednesday Women’s League play from 9 AM to Noon. If you are not participating in the Men’s or Women’s scheduled Golf League play, you must wait until the entire League play is completed before gathering to play. Golfers who wish to play ‘after League play has completed’ are requested not to stage at Hole #1, as this has shown to prevent League players from using the cart paths to advance on the course. Non-League golfers should gather on Michigan Avenue, away from the cart path, in anticipation of League play completion, in order to reduce congestion on Hole #1 tee box “Feeding ducks on the golf course is prohibited.” Per the TX Parks & Wildlife, it is an offense to feed or offer any wildlife or exotic wildlife unsecured in a manner that makes food available to wildlife or exotic wildlife unless specifically authorized. The feeding of birds can be permitted using feeders that contain food in a specific area. USE OF COMMON AREA Guests other than immediate family shall pay green fees for golfing. ENCORE (Sunshine RV Park) residents wearing their badges may use the golf course during open hours by filling out a green fee tag, displaying it on their bag and depositing the correct green fees in the mailbox used for collection located at Number One tee. All outdated green fee tags must be removed from their golf bag. Use of the golf course by ENCORE residents will be reviewed at least annually by the Board of Directors and will be restricted or eliminated if the Board finds the course is overcrowded or such restriction is needed for any other reason. Organizers of approved golf tournaments shall be allowed to invite persons other than owners to enter and play golf in tournaments subject to paying the appropriate green fees. In the event an Owner is the single owner/occupant of a home, then he or she is allowed to invite one guest to accompany him or her in the use of the common facilities at any time. GUESTS An incidental guest is defined as not being a member of your immediate family and who resides within a 50 mile radius. Guests who wish to play golf must be accompanied by the host resident and no more than three (3) guests may play with the resident. Such incidental guest is limited to no more than two occasions per year of use of the common facilities. Private party guests in Retzlaff Hall or the Lounge, Sunburst and the Pavilion are excluded from this rule. Greens fees are set forth under GOLF. A temporary guest is defined as not being a member of your immediate family and who resides outside of a 50 mile radius. Such temporary guest includes those staying with the owner in his home or elsewhere while visiting. If the guest is staying outside the resident’s home, the resident must accompany the guest while playing. This temporary guest is limited to use of the common facilities for no more than thirty consecutive days per year. Greens fees are set forth under GOLF. A badge is no longer required for in-house overnight guests who are entitled to use all facilities in the common area. All children under age 16 years must be accompanied by an adult. If your in-house guest wishes to play golf you must obtain a yellow tag which must be displayed on the golf bag. The tag must be returned to the SEPO office. If an owner wishes to pay for their house golf guest they may do so by keeping track of the number of times their guest plays and pay the proper amount after the guest leaves. PETS Pets are never allowed on the golf course. PROPERTY AND YARD MAINTENANCE No placement of any type of enhancement on the golf course area (flagpole, bird house, tree, shrub, flower, etc.) is allowed without approval of the SEPO Board. In order to control water pressure for the golf course, owners are prohibited from watering their own yards using Resaca water between the hours of 7 p.m. and 7 a.m. Noncompliance may result in the capping off of the Resaca water to their property. SMOKING REGULATIONS Smoking will be allowed on the Golf Course but no cigarette butts may be discarded on the grounds. Consideration should be given to nonsmokers if riding in the same golf cart. Extinguished cigarette butts may be placed in the cup holders used for broken tees. Back to Top

I would like to share this and additional info with you and also everyone else who has already left the community for the summer, for vacation, etc. I have attached three photos; before after a clogged gutter showing the leaves that are in it now. Before After Clogged Gutter Cutting down this tree will allow us to look at the possibilities moving forward by not allowing this tree to clog gutters and add a burden of more water to our roofs. I’m doing everything I can to keep the cost down concerning roof repair, which we will focus on in the fall. It would be more cost-effective to do the roof's gutters and downspouts all in one fell swoop, rather than piecework, where they would have to take apart some of the material that they have installed to do additional work, rather than do everything all at one time. Concerning the garden that was under the tree, I have spoken with Susanne and she is looking forward to presenting it to the Garden Club and/or the Women’s Club to come up with an idea of what we’d like to put in that area. Personally I would like to see an outdoor area of some sort where somebody could have a quiet lunch around a picnic table away from the pool area and/or a nice little outdoor meeting area with native plants, cactuses and palms that require little to no maintenance. I believe this would be an asset for ourselves and future owners in our community as a nice first impression when they pull up to the office. You can direct questions / concerns to me. Last week, a board member was notified that there was human feces on the floor in the fitness room women's bathroom. This unhealthy situation was not attended to for almost 24 hours. This is unacceptable for so many reasons. We understand accidents happen, but PLEASE don't leave a mess and then walk away without doing something. If you see something, say something so these situations can be addressed immediately. Thank you. - SEPO Board Sent 2025-04-24: Texas Ave - Hi, This is to address the conversations, emails and phone calls I've had with many of the owners at Sunshine, about the email John Chajec recently sent. John sent an email to many in the community talking about the drainage ditches, retention area and the possibility of dredging in the wetland area near Texas Ave. I believe the thought is to allow for more water to be stored in the retention area. I reached out to Pat Harvey to see what the history was with this area and if Sunshine had ever dredged there? Pat said that Sunshine had not. Pat told me he reached out to many of the local government entities and the state, when they were doing improvements to Texas Ave. And was told that it was under the jurisdiction of the Army Core of Engineers. Pat had a conversation with them and the short version was do not dig, fill or disturb the area that John is referring to, as the retention area. It is part of a Watershed District they control. Pat told me that the Army Core of Engineers had created the pond west of Sunshine when the intestate was built. One of the items John discussed in his email was how much water from our neighbors comes into Sunshine. We are unfortunately from my observations and the phone call with Pat, the low spot in the neighborhood. So any heavy rains in the area, ultimately go through those ditches behind Minnesota Ave. And if the ditches north and east (downstream) are full, there's no where for our water to go. I think I understand the intent of the email and I'm sympathetic to those concerns, but having spoken to Pat about this and his conversation with the Army Core of Engineers, I don't see removing material from that area as an option for storing excess water. If anyone has other information about this area, feel free to contact me. - Tom Perrier SEPO Board Director Area 2 Sent 2025-04-22: Pump - Hi all! Someone has unplugged the pump at the Texas Avenue dog park. If there’s a problem with the pump please let me know or the office. The pump is on a GFI outlet, but where it’s at is in standing water. It’s not really a late Easter egg hunt, but it would help our community tremendously. If you pick up more than 20 in a day, you can brag if you wish. However, as a reminder there is a section in the SEPO Policies & Procedures that directly addresses this sort of situation. Although you may hear some paper rustling in the background, I think for the most part, this will provide valuable information to those who could not attend the session yesterday. And to those who did, it can be a refresher. Here's another kicker - darn it. I didn't look down to see my recorder wasn't on until after the three candidates had introduced themselves. I so totally apologize for missing that section. The recording does start: When I opened the session up to questions to the Board candidates. That was followed by an explanation of the three ballots by the Board, followed by lots of very good questions. Then I spoke and also answered questions about the ballot / voting processes themselves. Again, lots of great questions were asked. And we munched on sweets provide by the Women's Club throughout the entire event. Yum. However, this is exactly the time of year that SEPO Election Committees get into gear. If you attended the Dec 19 Special Board Meeting or have viewed the video of this meeting, you are aware that I have volunteered to be the 2024 SEPO Election Committee chairperson and the Board voted unanimously to appoint me to that position. I have already been working on some of the upfront committee tasks. I have updated the Election Committee Guidebook, thanks to a collaborated effort of both myself and your SEPO Board President, Share Nelson. It is almost ready to present to the entire Board for their approval. I'm also working on a Project Plan of all of the tasks - from the smallest of small to the largest of large - that need to be performed between now and when I turn over the tallied vote count to the Board at the Feb 20 Annual Shareholders Meeting. So the next 'large' task for me to accomplish is to fill seats (so to speak) on the committee. I currently have five volunteers, some of which can only help part-time. I'm looking for 10-15 (and possibly more) people to do a variety of tasks, the largest of them being "Stuffing the Ballot Envelopes" sometime around Jan 14-15 AND "Counting Votes" between the 1 pm and 3 pm meetings on Feb 20. If you think you might be interested at all in helping me out, give me a call to discuss. If I don't get enough volunteers in the next few days, I'm going to start cold-calling.
