Our roadway contractor will be constructing a new concrete valley gutter across our access road at Grace Ave as part of our roadway repairs this week. Drivers should not execute a left turn from Texas Ave onto the access roadway. Appropriate vehicles and cones will be in place to remind you of this change. Be prepared to exit Texas Avenue and turn right onto the freeway frontage road to use the Combes interchange, then redirect your vehicle to proceed south. It is anticipated that this closure will last 2-5 days, beginning Thursday, July 8, 2026. This projected schedule, however, is subject to dry weather in the next few days. Please find attached modifications of the activity’s requests related to shifting the GNDGT from Thursday through Saturday to Wednesday through Friday for 2026. This is the current covenant which I believe was created when the SEPO was established. The $300.00 payable $25.00 per month was the original maintenance fee when SEPO was established. Current covenant: SECTION 4.3 ANNUAL ASSESSMENT Annual assessment shall be $300.00 payable $25.00 per month . The annual assessment may be increased each year by not more than $45.00 per year. Any such possible increases in assessments shall be non-cumulative. In any year following a year when there has been no increase, the assessment may not be increased by more than $45.00. The proposed covenant which you have the opportunity to vote on: Annual Assessment and annual maintenance fee are the same thing in my mind. The word "assessment" should have been used were "maintenance fees" are inserted. Sorry.about the confusion. Proposed Covenant: Covenant SECTION 4.3 ANNUAL ASSESSMENT Annual assessment shall be no more than 5% of annual maintenance fees payable per month or yearly. What prompted me to do that is the Women's Club Activity Guidelines were updated this month to contain the correct G-Mail addresses and Web site URL to use going forward. Those updated docs will be put in the Women's Club File Cabinet in the office by tomorrow 10 AM, if not before. But first, I want to thank the Board members for their time, effort and dedication that they freely give, to execute their positions for our community. As well as becoming more transparent with information to our residents, which I hope increases and continues. Being a Board member is a thankless job, that can cause animosity between fellow residents. But, it doesn't have to be that way if we remember that our Board members are elected by the residents that "choose" to vote. They may make decisions that we don't necessarily agree with, but they are doing so by following the rules and bylaws set before them. It may be beneficial for all residents to read and understand the bylaws that we have within our community. We all have our own ideas and opinions, which we are entitled to, but we still need to be respectful when treating and speaking to others. The maximum number of golfers for the tournament is 160 players. That means there are only 23 spots left! After we reach our maximum of 160 players, we will create a standby list of players, in case someone is unable to play on the days of the tournament. Sent 01-09-19: A New Stop sign will be installed as Texas Ave meets MN and MT - In case you missed the informational meeting yesterday - this is an early alert that there will be a new Stop sign installed in about a week. The new sign will require everyone to stop as we enter the Estates on Texas avenue. We will try to make it as clear as possible and hang flags on the new sign. This is in addition to the Stop signs on Minnesota and on Montana at that intersection. But, behold, two of our current residents have donated a nice new flat screen TV to us. But I wasn't sure how successful our venture would be so thought I'd start small. I am planning a special Christmas for Jefferson Elementary 2nd graders(and possibly 1st). This school is 99%economically disadvantaged. My plan with your help will be to provide them each with a backpack filled with pencils, crayons erasers, coloring books, a toy from Santa and Mrs Claus...Barbies for the girls and a truck or car for the boys, a pillow and pillowcase(cases being made thanks to the quilting group), small stuffed animals, treats, and music. Many of you have already left for up north, if you find good deals on any of these items and would like to contribute, I can guarantee these children will be appreciative. I've experienced it in Brownsville. If you would prefer to contribute with a financial donation that will be used to purchase missing items or possibly cover another classroom, you can deposit a check earmarked for Jefferson but made out to me, Mary Hull or Pam Davis in the library. Dan Danks and Bill Peterson are working with me on this committee. I know this e-mail is lengthy. However, I hope it gives everyone a better idea of our current situation. Please read through to the end and help us out, if at all possible. To refresh everyone on how this committee works here is an excerpt from the Sunshine Country Club Estates (SCCE) By-Laws (located on the Web site HERE ) . The following is from the - BYLAWS OF SUNSHINE ESTATES PROPERTY OWNERS, INC. A PROPERTY OWNERS ASSOCIATION A NON-PROFIT CORPORATION 1957 West Michigan Drive Harlingen, TX 78550 ARTICLE VI-COMMITTEES Nominations and Ballots 6.01 The Board of Directors shall, at least sixty (60) days before the election, appoint a Nominating Committee of three (3) to five (5) members to submit a slate of nominees for Directors to be placed on a ballot for hand delivery or mailing to members. The nominating committee shall post its selection of Nominees at least ten (10) days prior to the January Meeting of Residents and Directors. The Committee shall submit its nominations to the members at the January meeting of Residents and Directors and nominations from the floor will be accepted. The Board shall thereupon validate the status of members, as defined under Article II herein, and cause the committee report to be posted on the Club House bulletin board for a ten (10) day period. At or about noon of the tenth day the report will be removed from the bulletin board. A paper ballot shall be prepared, under the direction of the Board of Directors, to include the nominations of Directors and other items authorized to appear on the ballot. To update you on our progress in getting possible Board nominees, our committee has been speaking to many residents about the upcoming ‘four’ positions that will be available on the Board. While attempting to recruit potential candidates, the responses have been less than favorable to take on this position/duty, at least in the number of residents I have personally spoken to. I have gotten some good assistance and advise from residents who have lived here in Sunshine CCE for many years, who have either been previous Board members or have run for the Board in the past. The comments and advice I have received have been enlightening and have helped me better understand how the Board’s (volunteer positions) can be somewhat demanding and time consuming for many of them wanting or accepting to take the time they feel is required. This is something I had expected when I was asked to head-up the committee. I graciously accepted the challenge and recruited a couple other residents to assist me with the search for (committed and reliable) residents who: Would have some true and sincere interest in accepting a nomination. Are willing to work together as a Team Player with the other Board Members. Would put forth their best efforts to help and keep this fantastic community that we are all partnered with (as residents). Would continue making this Development, in all aspects, the same beautiful and appealing community we all like and enjoy. Would be Proud to be a part of the highly successful environment it is today. These elections directly affect every resident in this community, as the Board of Directors is tasked with making critical decisions for our community. Use your voice! We strongly encourage all residents to attend if possible. Please mark your calendar and take advantage of this one-time opportunity to meet.
