Since the flood last spring, many of you are driving different vehicles. Please, contact Valerie in the office or me, Jean Burgoine, if you need a Sunshine sticker for your rear windshield. So come on over and chat with your friends and neighbors while enjoying a sweet treat. - Valerie Basaldua, SEPO Office Mgr Sent 2025-12-03: Helping Hands - There are some of our neighbors here in SEPO that occasionally require some assistance. Especially those that live alone, don't drive or have mobility issues. We are starting a group text that will allow people to ask for help and allow others to offer help. So someone could make a request such as "I need a ride to the doctor, is there someone who could take me?" then someone in the group could respond saying they are available. We will also be able to use this format to provide information on what resources are available from the City or other organizations. Please reach out to me directly if you have any questions or are interested in being added to the group. If you are able to provide help to others please let me know so we can add you to the group. Sent 2025-12-01: Fiber Optic Installation - Hello Sunshine! As you may have noticed the installation of the fiber optic has started. Today they are behind the homes on Minnesota, near the Tx/Mn intersection. They are opening up small holes along the installation route to make sure they aren’t disturbing existing utilities as they push the fiber optic cable in. This will be the process for most of the installation. The path they are using for the installation is generally in the easement for utilities. The easements on your property are 10’ on the property lines bordering the street and 5’ on the back and interior property lines. Depending on weather and obstructions, these holes shouldn’t be open for more than 72 hours. Please stay out of these areas when the holes are open. The resale certificate will provide, in part, the following information: Financial condition of the association, any unpaid amounts due the association on the property, any known violations of noncompliance for the property of the rules (Covenants) of the association. This will also include inspections of the property as required by the Architectural Control Committee. Having a resale certificate is a benefit to both seller and purchaser. Every time I'm out on our Sunshine website I see pages which say, "under construction" or "check back soon for more details". I'm sure folks have stopped going to those pages, because some of them have been like that for years. This page is a perfect example. However, I never seem to be able to find time to go around and take pictures of these areas. Of course, there are other pages needing work, but I would like to start with this one. What I'm looking for, to begin with, is someone(s) to take pictures of these areas. Some places could/should have only fix or six pics. Other areas could have lots of pics. I know some of you are excellent at taking pictures, particularly at Women's Club events. How many of you can spare a little time to help me out with this endeavor. DON'T BE SHY. What wonderful hearts you have! - Mary Hull, Event Chairperson Newsletter 2025-10: DONATIONS NEEDED FOR SCHOOL CHRISTMAS PROGRAM! - This is a personal plea, not connected with Women's Club. I have been involved prior to coming here in doing a Christmas program for students at a school that has the neediest children in the area. Jefferson Elementary is that school in Harlingen. My goal is to have our Sunshine Resort bring "Sunshine" to 2nd graders (possibly 1st also depending on donations). My plan is to have a program with Santa and Mrs. Claus, music, treats. etc. I ordered backpacks, pillows (many don't have their own), and hope to give them a doll or car/truck and school supplies. Audra is making them caps with their school colors. I have already received several financial donations toward covering costs and some school supplies as well. Some of you prefer to remain anonymous, which I will do. But that does not prevent me from sending out a great big THANK YOU to those who have already donated. Also, if you'd like to be there that day, the more the merrier. You won't regret it. And I can't forget the teachers. If you'd like to provide a basket for teachers (or supplies to put in them), Kleenex, wipes, markers, scissors, etc., please contact me. If anyone wants to donate toward this purchase, it would be much appreciated. Thank you. - Mary Hull Sent 2025-07-21: Jefferson Elementary Christmas program - Hi to all Sunshine residents! Hopefully most of you are back in your homes after repairs. You've all been in my prayers. This is a reminder that I'm asking for donations to provide a special Christmas for second graders at Jefferson Elementary, the poorest school in Harlingen. I'm asking for real barbie dolls and trucks/cars (nothing needing batteries), twin size pillows (our quilters are making pillowcases. Thank you ladies! ). Audra is making stocking caps in school colors..thank you so much! There are about 30 second graders. If we get more than enough, we will do first grade as well. But I wasn't sure how successful our venture would be so thought I'd start small. I'm trying to get a deal on backpacks so we can put crayons, pencils, rounded scissors, candy etc. We will gladly take financial donations to cover missing supplies. I will be back October 5. I have a special bank account specifically for donations. Pam Davis is my second in command so you can give her checks or cash prior to that. This is not a Women's Club activity, but a Sunshine "adoption" as I'd like to make this an annual thing. Anyone willing to come the day of the celebration is welcome to help. We will need a Santa and Mrs Claus and someone to lead singing Christmas songs. I've been involved at another park and you will not regret it. These kids are so happy. Most don't have their own pillows which is why we are doing that. So please open your hearts and participate however you can. You can always contact me for any information. Thank you in advance. God bless you! P.S. it was suggested to do teacher baskets with things like Kleenex, markers and maybe a little something special just for the teachers. - Mary Hull Sent 2025-03-21: DONATIONS REQUEST: Christmas for Jefferson Elementary 2nd graders - (From Facebook in March 2025) This is a request to all residents of Sunshine country Club Estates. I am planning a special Christmas for Jefferson Elementary 2nd graders(and possibly 1st). This school is 99%economically disadvantaged. My plan with your help will be to provide them each with a backpack filled with pencils, crayons erasers, coloring books, a toy from Santa and Mrs Claus...Barbies for the girls and a truck or car for the boys, a pillow and pillowcase(cases being made thanks to the quilting group), small stuffed animals, treats, and music. Many of you have already left for up north, if you find good deals on any of these items and would like to contribute, I can guarantee these children will be appreciative. I've experienced it in Brownsville. If you would prefer to contribute with a financial donation that will be used to purchase missing items or possibly cover another classroom, you can deposit a check earmarked for Jefferson but made out to me, Mary Hull or Pam Davis in the library. I have set up a checking account for this purpose only! I also have containers in the library for those of you that are full timers and want to drop them off. I almost forgot. It was suggested we put together a basket for the teachers as well . So tissue, hand sanitizer, kids scissors etc all are welcome. Thank you in advance for considering donating. And I will be in need of Santa's helpers that day. You'll never regret it. Let's bring Sunshine to some needy children. I will also post the above list of items requested in the library. Please bring any donations that you have to the hall between 5:00 - 6:00. Bill Petersen will be at the hall with his pickup truck. Bring your donations to his truck. Our goal will be to fill his truck! If you have donations and are not able to get to the hall at this time, please contact Bill directly. If you have any questions you can contact Rich Hulswit. - Rich Hulswit, (701) 566-1257 Back to Top ************** Christmas Tree Decorating From Facebook 2025-12-02: by Mary Hull - What a fun afternoon decorating the hall. Sent 2024-09-10: REMINDER (first): OCT 2024 Newsletter Articles Due by End of Day SEP 24, 2024 - Yes - It's that time of year already. The Sunshine Community 2024-2025 Winter Season (10-01-2024 thru 03-31-2024) is almost here. And I've volunteered to create your Sunshine Newsletter again this year. I made an executive decision last weekend. Since some of this winter season's activities start right off the bang near the beginning of October, I think sending the first reminder that the October 2024 Newsletter articles are due by end of day on the 24th of this month (September) is warranted. All articles need to be submitted to seponewsletter@gmail.com . And, if at all possible, please don't wait until you get the next reminder (later in September) to send me your articles. But, if you are waiting for as many details as possible to be finalized, I totally understand. This is a super way to get the word out about upcoming activities. Even if you don't have all of the information finalized by the Newsletter deadline, at least put 'what you do know so far' or even just a 'Save the Date' sentence in the Newsletter. Updated Newsletter Guidelines , dated Aug 1, 2024 , are posted on the website HERE . Prior Newsletters, which you can use as examples, can be found HERE . Let's fill this Newsletter with all kinds of good info for the Sunshine Community. Please contact me with any issues/questions. Beth Parrish, SEPO Newsletter Mgr Email: seponewsletter@gmail.com 314-960-6710 Sent 2024-08-04: NEWSLETTER Guidelines Updated - I noticed last week the Newsletter guidelines still listed the previous sepoenews email in error. I have updated the guidelines to fix a couple of grammatical errors and also to reflect sepoenews@sunshinecountryclub.com as the correct email for SEPO emails. You can find the updated document HERE . Please contact me with any questions. - Beth Parrish SEPO Newsletter Mgr Email: seponewsletter@gmail.com 314-960-6710 Back to Top

I definitely want to ensure everyone - it was a 'technical' error. The Google Meet session said it was recording and I verified to Tony just prior to the meeting that I thought it was as well. You will hear that on the recording I'm linking to below. However, the meeting did not get recorded. Normally Tony gets an e-mail from Google within 2-5 hrs after the meeting stating the video is available for downloading. This time - no e-mail - no video. In order for me to be accurate and thorough (or as some may interpret as lengthy - LOL) I also start my tape recorder at the beginning of all of our meetings. In order to be totally transparent with the community, which I guess you could call this Board's motto, I have uploaded my tape recording to the Web site for anyone who wishes to listen to the meeting. Please remember, this recorder is lying beside my laptop, and I also shuffle through lots of paper during a meeting, so you will hear those noises as well. I have listened to the entire tape, and you will definitely be able to hear what transpired during the meeting. It is a ".mp3" file and is available: from the Residents Meetings Web site page or directly from this link . As I have stated previously, a recap of all Speaker Requests (which there were five of them during the Residents meeting on Dec 13) will also be recorded into the Board meeting minutes from Dec 14, which I will be sending to the community next week. • Birding & Nature Club | Sunshine Estates

Birding & Nature Club Contact: Tom Stone Meets: 1st Monday each Month @ 7 PM (Nov - March) Location: Library Details: Do you have an interest in nature (expertise not required). The Sunshine Birding and Nature Club is open to all residents of our community. We typically host a community-wide potluck and bring in a featured speaker for a very enlightening program in January. Watch for notices to be in the Sunshine Newsletter and SEPO Emails for more information closer to that time. Later in the spring we try to have a field trip related to the program, which is also open to the community to participate. Some past trips have included; Port Aransas to see the whooping cranes, South Padre Island Birding boat tours, Laguna Atascosa tour, the Turtle center and the National Birding center. Occasionally a birding walk through our community is hosted by someone with experience in identifying birds. Watch the Sunshine Newsletter and SEPO Emails for announcements. Mission Statement: Mission Statement: Our mission is to increase the awareness of the variety of birds in our Wetland and to learn about the native plants and animals of the Rio Grande Valley. Planning and care of the Wetlands is our primary focus. Background on the Club: The Birding and Nature Club is an offshoot from the volunteers who cleared the area along Texas avenue after hurricane Dolly (July 2008). Prior to hurricane Dolly the brush and trees grew up all the way to the chain link fence in the area past the front gate. Further the swamp and bushes grew up along much of Texas avenue to your left as you drive into our neighborhood. After hurricane Dolly the residents / volunteers decided to clean up the area significantly. Besides clearing the area of brush and broken trees they also raised the money to plant 56 new trees. Those same volunteers built and funded the pergola, the gazebo and the park benches that you now see and enjoy. As you look at the gazebo you will notice that there are a group of panels below the railing. All of the birds shown in those panels have been seen in our Sunshine swamp. All are invited. We will be discussing the rescheduled field trip and planting trees. Questions? Text Debi Warner at 956-357-8999. Sent via SEPO E-News E-Mail 2021-08-29: Blackie has come back - We are in luck. An old friend has decided to come back and visit our neighborhood. Blackie has been seen a few times around the neighborhood recently and we haven't seen blackie for some time. That's really unfortunate because blackie is perhaps one of the best friends in nature that we can have. Blackie is officially known as a Texas indigo snake. Now you are probably repulsed by the idea of a snake being our best friend. But do not fear but rarher respect blackie because blackie eats other snakes, poisonous ones as well as a wide variety of other small creatures. Blackie is neither poisonous nor aggressive but really a very placid creature. Blackie is the subject of a Texas Parks and Wildlife brochure from which I will share some excerpts with you. _____ https://tpwmagazine.com/archive/2015/mar/scout5_wildthing_indigo/ "Indigo snakes are big snakes. Most adult indigo snakes grow to between 5½ and 6½ feet in length. The longest recorded indigo snake was nearly 8½ feet long. Texas indigo snakes are diurnal predators, meaning they are active during the day. They will eat almost any vertebrate animal they can subdue with their strong jaws, including toads, frogs, salamanders, lizards, turtles, birds, small mammals and other snakes. One specimen was found with three mice, two Mexican burrowing toads and two juvenile snapping turtles in its stomach. They are also known to eat rattlesnakes and copperheads , which can be three to four times heavier than an indigo snake. “It’s a gorgeous snake, and it’s not aggressive,” says Andy Gluesenkamp, Texas Parks and Wildlife Department herpetologist. “If you’re nice to the snake, it’ll give you a chance to look at it.” Texas indigo snakes are listed by the state as a threatened species, and because of its protected status, it is illegal to harm, kill, collect or sell Texas indigo snakes. The Texas indigo snake is revered in South Texas, where many ranchers are aware of its propensity for eating predatory rattlesnakes. Ranchers have a fondness for the Texas indigo snake,” Gluesenkamp says. “It’s a true South Texan snake: charismatic, big and tough.” ____ So - since we have seen Blackie around the Estates lately, I would ask you to "just let it be" if you see it. It is your friend, even if it is a snake. S EPO Community Emails: October 2025 Sent 2025-10-30: Upcoming Board Elections - This is just a heads-up that in February we will need to elect three new SEPO Board members. To help with this process, we’re forming a Nominating Committee. If you’d like to help identify potential candidates to represent our community—or if you’re interested in running yourself—please contact me or Gay Paxton. I’d love to have the committee, including a committee chair, formed soon. Beth Parrish has great information for the committee to use, so you’re not starting from scratch. As a reminder for those considering running: you are elected to the board, and then the board collectively decides each member’s area of responsibility. Each term lasts two years, with the option to run again after your term ends. (I’ve reached my term limit and cannot run again.) Thank you in advance for considering this opportunity to help our community. - Randy Davis, SEPO Board President Sent 2025-10-29: SEPO Covenants: Updated/Approved at Feb 10, 2025 Board Mtg (Reg) An update concerning Fences was discussed and approved to be made to the SEPO Covenants at the Feb 10, 2025 Board Mtg (Reg). Breakfast burritos (or “tacos,” as we like to say in the South!) will be provided. To help our presenters plan, please sign up starting Wednesday so they can get an accurate breakfast count. Feel free to reach out with any questions—see y’all there! - Pam Davis, WC President / Event Chairperson Sent 2025-10-27: Update on Weed Cleanup Effort - Dear Residents, We’ve had a successful start to our weed cleanup effort. After 33 advisory letters went out last week, one of our board members reminded me that we also needed to call noncompliant property owners, per our Rules. I had initially decided not to make those calls in order to avoid taking time away from Valerie’s other duties. However, on Wednesday, October 29, we will review all properties that received advisory letters to see if they are now in compliance. If not, we’ll make follow-up phone calls and send a second seven-day notice. The first letter will be considered a friendly reminder. If compliance issues continue after the second notice, SEPO will handle the matter according to our community procedures. As your SEPO Board President, I take full responsibility for the weeds having gotten out of control in our community. Please know that I’m committed to resolving this — when you see me out on a walk, I’ll be on “weed patrol." If you notice any problem areas, please let Valerie know so we can address them promptly. Thank you all for your understanding and cooperation. I believe I was very optimistic to say that it would be open on Monday the small amount of rain that we got today along with the water back draining into the hot tub in the pool has been detrimental to our timeframe as we need to have dry surface for the paint and product to adhere to still have tiling and tuckpointing to do around the pool and painting to do inside the pavilion the heater that was supplied to us for the hot tub was incorrect, and a commercial unit will be delivered either Wednesday or Thursday for the hot tub so timeframe wise moving forward hopefully planning on the pool to be open Tuesday or Wednesday. I will update when it is open the hot tub to be open Thursday Friday I will update sorry about the inconvenience but during the short timeframe, we can all enjoy everything being new and sparkly moving forward. 11:42 AM We have purchased a new drainage system to go around the outside of the pool and in between the pool and the hot tub. It is an obvious need of replacement, a majority of this drainage product has broken and separated from itself, adding to the ground water that we are having to deal with. This is also part of us redoing the pool for a long-term solution. Thank you for your patience. Do not place any garbage - such as cardboard boxes, wood pieces, tiles, tires, nails, electronics, etc. - in the storage lot brush pile. This area is strictly designated for tree and bush brush only. 2. In all dog park areas, especially the small storage area dog park, we are noticing an increase in poop that is not being picked up. Specifically, it appears the owner of a medium-sized dog is not picking up after their pet in the storage area dog park. Please be respectful and keep our dog parks clean. Thank you, everyone, for your attention to this. - Lisa Seiser, SEPO Board Storage Area Sent 2025-10-04: MARKET: Homes For Sale or Rent (Weekly Update) - This past week, the following updates were made to the Homes for Sale / Rent on the Sunshine MARKET . For Sale On October 2, 2025: The price of the home at 4248 North Minnesota Street, owned by Keith and Linda Axvig, has been reduced. - Beth Parrish Sunshine Website Admin Email: sunshinecountryclubweb@gmail.com 314-960-6710 Sent 2025-10-03: SEPO Medical Supplies - Pat Heinerikson and I, with additional help from Lupe, tackled the storage room that houses medical equipment and a few items for children who may visit. We checked items for safety, cleanliness and overall usability. Things that did not meet our needs, but were still viable, are on the curb for anyone in our community to pick up. Later on, a church is dropping by to take what is left. Here are pictures after the clean up - please utilize this area if you have a need. Sent 2025-09-09: INTRODUCTION: New SEPO Newsletter Mgr - Hello, SEPO Residents and Renters! As the 2025-2026 Winter Season will be here more quickly than we think, I wanted to introduce myself to all of you as the new Editor of the SEPO Women’s Club Newsletter. My husband, Bryan, & I, moved into the Sunshine Country Club Estates Community in March of 2024. Coming from Northeastern Wisconsin, we appreciate the warmer weather that Southeast Texas offers. The people have been so welcoming and friendly, and we look forward to getting to know “all y’all” better! Your previous Editor for the Newsletter, Beth Parish, has been a Godsend! She has been so helpful and patient with me trying to figure all of this out! Her encouragement has meant the world to me, a person who knows just enough about computer technology to be dangerous. I only hope that I can do justice to the amazing work she has done over the past six years for our community! Being new to this challenge, I ask for the SEPO Community’s patience while I get familiar with the process. I will be sending out reminders to you to submit articles for SEPO Events, as well as Club Activities and Announcements for the October SEPO Newsletter on both September 17 & 23. If possible, I would appreciate any information that you have ready be sent to me even before those dates. Feel free to contact me or send me information at the Email address below. I look forward to hearing from all of you! Sincerely, Cyndi Skidmore SEPO Newsletter Editor seponewsletter@gmail.com Back to Top
