Sent 2025-09-09: INTRODUCTION: New SEPO Newsletter Mgr - Hello, SEPO Residents and Renters! As the 2025-2026 Winter Season will be here more quickly than we think, I wanted to introduce myself to all of you as the new Editor of the SEPO Women’s Club Newsletter. My husband, Bryan, & I, moved into the Sunshine Country Club Estates Community in March of 2024. Coming from Northeastern Wisconsin, we appreciate the warmer weather that Southeast Texas offers. The people have been so welcoming and friendly, and we look forward to getting to know “all y’all” better! Your previous Editor for the Newsletter, Beth Parish, has been a Godsend! She has been so helpful and patient with me trying to figure all of this out! Her encouragement has meant the world to me, a person who knows just enough about computer technology to be dangerous. I only hope that I can do justice to the amazing work she has done over the past six years for our community! Being new to this challenge, I ask for the SEPO Community’s patience while I get familiar with the process. I will be sending out reminders to you to submit articles for SEPO Events, as well as Club Activities and Announcements for the October SEPO Newsletter on both September 17 & 23. If possible, I would appreciate any information that you have ready be sent to me even before those dates. Feel free to contact me or send me information at the Email address below. I look forward to hearing from all of you! Sincerely, Cyndi Skidmore SEPO Newsletter Editor seponewsletter@gmail.com Back to Top

Thanks to everyone who has already voted. For the rest, please deposit your ballot(s) into the locked Ballot Box that sits in front of the SEPO Office weekdays from 8 AM to 4 PM prior to 1 PM on Tuesday, February 17 which is the day of the Annual Shareholders Meeting when your votes (PLEASE VOTE) are counted. This is my third year as SEPO Election Committee Chairperson. I know in the past two years some of you have waited to vote until just a few minutes before (or even at) this 1 PM deadline. If at all possible this year, please submit your ballot(s) earlier than the absolute deadline (preferably prior to noon on Sunday, February 15 ), in order to make the lives of the Election Committee easier when counting 'attendance proxy signatures'. Who knows, you may be working on this committee in future years and absolutely appreciate this early voting request. As always, if you have any questions about the voting process, the ballots themselves or anything else, please contact a member of your Board or myself. Thanks everyone for taking an interest in the future of this great community by voting in this all important election. Previously, the swamp covered most of the current grassy areas where the dogs now walk. The club removed trees and other types of vegetation, brought in fill and worked to level the ground. Periodically, new trees and shrubs were planted, and identification plaques were installed. The original butterfly garden and fountain were installed. Berms and plantings were made behind the gazebo. Bird feeders were added and maintained. Last summer the metal mesh fence was installed to support vines. The goal of that area is to have native plants that continue to attract birds and butterflies. The club has held beginning birding classes, led bird walks in the community and around the RV “lakeside”. Field trips have gone to local birding hotspots. Bird books were donated to the library, and a community bird sighting list is maintained there. The club continues to host outside speakers. Some members have even participated in the annual Audubon Bird Count. To help keep the Birding & Nature club relevant to current SEPO residents, we would greatly appreciate it if you would take a couple of minutes to at least review the survey. Just click on the following link. You DO NOT have to sign-in to take the survey. Please click SUBMIT to send us your responses. https://forms.gle/jHRsLsir7nNjzcb29 Thank you!! Poison can unintentionally harm wildlife, pets, and even pose a risk to children. If you are addressing pest issues, please consider safer, wildlife-friendly alternatives whenever possible. As you are aware, they have started installing the orange and blue PVC in the yards bordering the golf course. Which means if you have any items - Lawn ornaments, flower pots, benches or chairs, etc... you may want to move them back or away from the 5' easement area. That would be 5' from the edge of the golf course towards your home. If you have fence around that area, please unlock any gates if you have a lock on them so they can get access to that area if needed They are going about 2' to 2.5' below the surface and should not disturb the area at ground level. But they do need to dig "potholes" occasionally to make sure they are not disturbing other utilities. These holes will be filled in when they are done, if not sooner. This occurred at 5:30 a.m. this morning and I saw footage at a neighbors house on Missouri. Also, Bobby Bledsoe saw this person. This guy walking around is likely in his 60s, had a baseball cap on, a beard, a beer belly, shorts, and hiking boots. He also had a backpack. He was headed north on Missouri Street and stopped to take some photos and was looking both ways as if he was potentially casing the area. Because of the cold, could he be looking for a place to stay for the coming couple days, just like what happened last year with someone entering an unlocked RV in the storage area. We may want to make sure our residents are on the lookout and keep everything locked up. We also could ask if anyone has any video of this person. Beth Parrish Hello, there's talk going around here at Sunshine, that new tie-downs for mobile homes have to be installed before you can sell. I contacted a home inspector who is approved through the Harlingen Board of Realtors. I also contacted TDHCA (512-475-2200), out of Austin, which is where all the mobile home titles for the state of Texas are recorded and held. And I also contacted a real estate attorney in Harlingen. All are saying this is NOT true. Now there are stipulations or requirements for new mobile homes that are purchased and put on a lot or property. Thank you in advance volunteers and woodworkers. Needed: utility knives, garden hoes and rakes. Tom Stone, President of Birding and Nature Sent 2026-01-12: 2026 Election: Ballot Packet Status & Next Steps - Hi All - We are well on our way to getting the Ballot Packets into your hands. These totals aren't exact because some things have changed this morning. But they are close enough for right now for you to get the gist of where we are. We had about 43% of the community come to the Hall on Saturday to pick up their ballots, even though it was windy and cold. Thank you soooo much. And yesterday, on a very chilly day of hand-delivery to homes (by both Election Committee and Board members - Thank you all), we brought that total up to 66% . If every one of this 66%, either sign the 'attendance proxy' on the back of the envelope that goes into the Ballot Box and/or sign in at the Hall before 1 PM on Feb 17 for the Annual Meeting, we would have a quorum SO THAT WE CAN CONTINUE TO COUNT THE VOTES . We will have ONE MORE pickup day in the Hall tomorrow, Tuesday Jan 13 from 11 am to 1 PM . Due to all of the activities taking place this week, we will be sharing the hall with a Private Event before noon and the Painting Club after noon. So please be respectful of those groups when entering the hall. BE SURE TO BRING YOUR ID WITH YOU. On Tuesday, if you don't see the Ballot Box in front of the SEPO Office, it is in the Hall. So you can sit down, ask a Board member any questions you may have and vote right then and there. At all other times the Ballot Box will be in front of the SEPO Office during weekdays when the Office is open. I know this is getting lengthy, but PLEASE, PLEASE, PLEASE read the "Voting Instructions" sheet in your packet VERY CAREFULLY concerning what goes in which envelope. Remember - If your sealed BALLOT envelope isn't placed inside of the sealed 'voting attendance' envelope, that ballot cannot be counted and is, therefore, a NO VOTE . Please call a Board member or myself with ANY questions at all. Thank you so much for participating in this very important SEPO Election process. The Election Committee has labelled and stuffed the election ballot packets and they are ready for distribution. I want to say upfront: If you are doing business with Valerie at her office window, and you see the ballot packets on the push cart behind her, do not ask her if you can have your ballot. You cannot. Below is the formal process for getting them to you. Thank you. So here goes. I know the weather is turning against us for a few days, but please don't let that keep you from picking up your ballots. We're doing the pickup in the hall this year. Several Board members will be in attendance to answer any questions you may have. When you enter the hall, there will be several tables along one of the walls. Look for the 8.5/11 signs (either taped to the front of the tables or taped on the walls) that display each Sunshine Street Name . Go to the table of the street you live on. Members of the Election Committee will be at these tables ready and waiting to hand you your ballot. BE SURE TO BRING YOUR ID WITH YOU. You will be required to show your ID and sign for your packet. An election committee member will sign after your signature as a witness. If you do not have your ID with you, you cannot pick up your packet. The locked Ballot Box will be in the Hall this year during pickup times. At all other times it will be in front of the SEPO Office. NOTE: The plan is to lock it in the office daily when the office closes, as has been done in the past. I, Election Committee Chair Beth Parrish, am the only one who has the key to the Ballot Box. And, oh boy, I'm hearing there may be refreshments available for everyone. Sounds good to me. Not sure what else I can say right now except see you when you come to pick up your packet. We also looked into conflicts this might entail as we pursued this potential. I went into the Women's Golf meeting a week ago and asked them if they would consider allowing the GNDGT to begin on a Wednesday and finish the following Friday. I stated this would depend upon their considering giving up one day of the Women's Golf. I indicated they could play on Monday, the week of the GNDGT. I received a phone call from Dana Szretter, 2025 President of Women’s Golf, who indicated that they considered my request and had voted to defer Women's Golf on Wednesday, during the scheduled week of GNDGT, March 25, 2026. The golf course would be reserved as follows: Women’s Golf on Monday, February 23, 2026, Men's Golf on Tuesday, February 24, 2026 GNDGT on February 25, 26, and 27, 2026 I further confirmed that having Women's Golf on Monday for this last week of February appears to work based on my discussion with Scott Kronshage. Please find attached modifications of the activity’s requests related to shifting the GNDGT from Thursday through Saturday to Wednesday through Friday for 2026. The text in these requests mentions the Women’s League Golf shifting their typical day of play from Wednesday, February 25, to Monday, February 23, 2026. I also want to make sure that we have historically kept open the possibility of a one-week delay for rain dates if the weather does not cooperate. Don't hesitate to contact me if you have any questions. SEPO Board ******************** Sent: Thursday, February 17, 2022,12:07 PM Subject: ANNOUNCEMENT: 2022 SEPO Board We wanted to make a short announcement concerning the results of the SEPO 2022 Board election. Randy Davis, David Fleiner and Mark Owen were elected to fill the three open positions. Beth Parrish, Larry Keller, Jean Burgoine and Lenore Combs remain on the Board for their second year. Mark Owen was on the 2021 Board and was re-elected to the 2022 Board. We want to give a huge 'thank you for all you did' to Lyn Swonger and Tony Tramel, who are exiting their Board positions. They both made great improvements within our community during their tenure on the Board. The 2022 Board did hold their first 'required' meeting on Feb 15 in order to elect/assign Director positions. However, partly due to not all Board members being present at that meeting, we were not able to finalize those assignments. We will inform the community as soon as this has been accomplished. Jean Eich Sent 2020-02-24: Save the Date: SUNDAY NIGHT BAND APPRECIATION - On Sunday, March 1, we will have a finger food potluck appreciation night for the musicians who have played classic country music every Sunday evening, except for Super Bowl Sunday, during this winter season. Doors will open at 4:30 p.m. and we will eat at 5 p.m. They have played country music and entertained us for our listening and dancing pleasure, and they have done it all for free! Other places in the Valley they would be paid. Donations will be taken at the door; let's show them how much we appreciate all their efforts. Bring finger food for the buffet; coffee, iced tea, water, paper plates and plastic silverware will be provided. The Band will play for us from 6 to 8 p.m. So, put it on your calendar, March 1, 4:30 p.m., bring finger food. And then come and enjoy the fellowship and the music. YUM Beth Parrish (for Roy Ridlon & the Women's Club) ******************** Sent 2019-11-11: Sunday Night Music Update - I wanted to thank everyone who came to listen to me play last night in Retzlaff. It looked like everyone was having a good time - sure hope so. I know you were expecting a 3-man band and you ended up seeing me do my solo act. That was because the rest of the band isn't in the valley yet. However, my other two band members will be here by this Friday and will be playing with me next Sunday (1-17). Jim Collins plays base guittar and lives in Lakeside. Chuck Penn does vocals and plays rhythm guittar. He will be renting here in Sunshine this season. So hope to see you next Sunday. Roy Ridlon ******************** Sent 2019-11-09: UPDATE: Sunday Evenings - Ice Cream - With the start of music on Sunday evenings from 6-8 pm, the women’s club will be having ice cream available during intermission, approximately around 7 pm. The cost will be $1.00 a bowl per person Denny and Jean Eich will be getting the ice cream on a weekly basis but we need volunteers to: serve the ice cream make coffee do clean up There will be a sign-up sheet for someone or several people to take a Sunday evening and be responsible for this to happen. This is only a one-time commitment unless you sign up for several Sundays. The sign-up sheet will be available starting this Sunday at the music event in Retzlaff Hall. After that it will be in the library. We hope you will consider this fun event! If you have any questions please give me call. Vickie Jones, Women's Club Activity Director 262-689-7068 ******************** Sent 2019-11-06: IMPORTANT: Sunday Night Music @ Retzlaff - Additional Details & Request for Assistance Those of you who used to attend the Sunday Night music activity in the past are aware that during the band's break there was Ice Cream (YUM) available for $1. Jean and Denny Eich have agreed, at least for this Sunday, there will be Ice Cream for sale at 7 PM during the band's break. However, if noone steps up to assist the Eich's with this ongoing, this Sunday will be the ONLY Sunday Ice Cream will be served. If several residents volunteer, that means the duties of having the pleasure of meeting new folks and conversing with others you already know - all while serving them a delicious treat - won't be your responsibility every week. It will only be periodically, that is unless you want to do it every week. LOL It is my understanding the duties consist of: purchasing the ice cream making coffee serving the ice cream cleaning up the kitchen afterwards The Ice Cream is a Women's Club activity so please step up and contact the Women's Club president Eileen Anderson at 507-317-0296 if you would like to volunteer. Beth Parrish, SEPO Communications, (for Eileen) ******************** Sent 2019-11-05: Sunday Night Music @ Retzlaff - For those of you who like to listen/dance to good Classic Country music, you are going to get your chance to do that starting this Sunday, Nov 10 thru end of Mar 2020, from 6 to 8 PM in Retzlaff Hall.
