Sent 2026-01-30: WC: 2026-2028 WC Board Candidates -

The WC Board Nominating Committee for 2026-2028 was chaired by Judy Stone.

At the January 16, 2026 WC meeting, the new board elections began. All four of the WC Board positions needed to be filled. There were four nominees voted on. The vote was unopposed.

The new board was then introduced to the Women’s Club. They are: President Cindy Mead, Vice President Jill Heinerikson, Secretary Patrice Ayala and Treasurer Reva Allen.

Janice McFee will swear in the 2026-2028 board at the next WC meeting on February 20, 2026.

Also, Mary Hall has agreed to be the WC Activities Director next season.

In order for the community to learn more about these ladies, and put a name to a face, I have set up a page (in the Residents' section) of the Sunshine website. Please take a look and send your congratulations to these wonderful ladies who have volunteered their time and talents to this great community for the next two years.

I have been asked to teach a class on playing Sheepshead, which is a very fun card game using trump and only 32 cards. Lessons on how to play will be provided on Tuesday evenings, Feb 3rd & Feb 10th, at 6 p.m. in Retzlaff Hall. It is a German game that is very popular in Wisconsin and often in Minnesota, too. It is a game played with nickels, so everyone should bring a pocketful of nickels. Thank you.     - Sherry Schneider

Sent 2026-01-29: Birding & Nature Club - Info & Interest Survey -

Birding & Nature Club – A legacy of positive impact for SEPO residents

Early members played a significant role in making Texas Avenue what you see today. Previously, the swamp covered most of the current grassy areas where the dogs now walk. The club removed trees and other types of vegetation, brought in fill and worked to level the ground. Periodically, new trees and shrubs were planted, and identification plaques were installed.

The original butterfly garden and fountain were installed. Berms and plantings were made behind the gazebo. Bird feeders were added and maintained. Last summer the metal mesh fence was installed to support vines. The goal of that area is to have native plants that continue to attract birds and butterflies.

The club has held beginning birding classes, led bird walks in the community and around the RV “lakeside”. Field trips have gone to local birding hotspots. Bird books were donated to the library, and a community bird sighting list is maintained there. The club continues to host outside speakers.

Some members have even participated in the annual Audubon Bird Count.

To help keep the Birding & Nature club relevant to current SEPO residents, we would greatly appreciate it if you would take a couple of minutes to at least review the survey. Just click on the following link. You DO NOT have to sign-in to take the survey. Please click SUBMIT to send us your responses.

Sent 2026-01-29: Ducks -

Dear Neighbors,

We’re saddened to share that several ducks in our community have recently died, and it appears the cause may be poisoning. While the exact source is unknown, we want to remind everyone to use extreme caution if placing any poison or toxic substances outside their homes for vermin or pest control.

Poison can unintentionally harm wildlife, pets, and even pose a risk to children. If you are addressing pest issues, please consider safer, wildlife-friendly alternatives whenever possible.

Thank you for helping keep our community safe and protecting the animals that share our neighborhood.

Sincerely,     - Randy Davis     SEPO Board President

Sent 2026-01-29: Fiber installation -

More Fiber Info.

As you are aware, they have started installing the orange and blue PVC in the yards bordering the golf course.

Which means if you have any items - Lawn ornaments, flower pots, benches or chairs, etc... you may want to move them back or away from the 5' easement area.

That would be 5' from the edge of the golf course towards your home.

If you have fence around that area, please unlock any gates if you have a lock on them so they can get access to that area if needed

They are going about 2' to 2.5' below the surface and should not disturb the area at ground level. But they do need to dig "potholes" occasionally to make sure they are not disturbing other utilities. These holes will be filled in when they are done, if not sooner. Thx,     - Tom Perrier     Director, Area 2

Sent 2026-01-24: Suspicious person in community -

I just reviewed some video of what I believe to be a suspicious person in our community. This occurred at 5:30 a.m. this morning and I saw footage at a neighbors house on Missouri. Also, Bobby Bledsoe saw this person.

This guy walking around is likely in his 60s, had a baseball cap on, a beard, a beer belly, shorts, and hiking boots. He also had a backpack. He was headed north on Missouri Street and stopped to take some photos and was looking both ways as if he was potentially casing the area.

Because of the cold, could he be looking for a place to stay for the coming couple days, just like what happened last year with someone entering an unlocked RV in the storage area.

We may want to make sure our residents are on the lookout and keep everything locked up. We also could ask if anyone has any video of this person.

I feel like we should send out as an email to the community. Put the word out.

Thank you everyone.

- Lisa Seiser,     SEPO Board

Sent 2026-01-23: 2-Pager Update & Acty/Mtg Request Process -

There are two items in this single email, both pertaining to SEPO Mtgs/ Activities.

FIRST:

I don't send an email each time I do this, but since there have been multiple updates in the SEPO Calendar to previously scheduled items, I wanted everyone to know that I just now updated the 2-Pager Activities Sheet on the Sunshine website HERE. On this web page, click on the "Mark Your Calendar" icon to see the updated document. Click on the "Just A Reminder" icon to see the actual updates made to this document in BLUE. If you see anything needing updated, let me know ASAP. Thx

SECOND:

As a reminder, when you want to add a meeting or an activity to the SEPO Calendar (through the Office) and to the 2-Pager (on the website), you must complete a Mtg/Acty Request Form. The process for doing this and the form itself are available HERE. I have also attached these documents to this email and want to emphasize Section 4.ii (“Changes” after Approval) in the 'process'. I know it's a lot easier to just go to the office and ask Valerie to update her calendar for you. And she has been very accommodating. However, please follow the process to make the 'trail of changes' evident. That will assist in preventing double-bookings and folks having to move their events around.

If you have questions about any of this, let me know. Thx so much everyone.

Sent 2026-01-19: Pour painting class -

Save the date and sign up now! On January 27th at 1PM in the hall there will be an acrylic pour painting class.

I am placing a signup sheet in the library so we can get an idea of how many will come to the class.

The class will be taught by Linda Quaife, Marlene Parker and myself. This is so much fun but can be messy, so dress accordingly.

Everyone will get to do two pours. We will show you several techniques to make your pour painting.

The canvasses need a couple of days to dry before you can take them.

If you want, you can come and paint a design on top of your painting on February 3rd.

Below are samples of pour painting and one shows a lighthouse painted over a pour.

Right now we think the class will cost $2 a person because we have had a wonderful donation of pour supplies from Karren Amos.

Sent 2026-01-14:  Tie-downs for mobile homes -

FYI - The following has Board approval to be sent to homeowners in order to assist with you not being scammed.

Beth Parrish

Hello, there's talk going around here at Sunshine, that new tie-downs for mobile homes have to be installed before you can sell.

I contacted a home inspector who is approved through the Harlingen Board of Realtors. I also contacted TDHCA (512-475-2200), out of Austin, which is where all the mobile home titles for the state of Texas are recorded and held. And I also contacted a real estate attorney in Harlingen.

All are saying this is NOT true. Now there are stipulations or requirements for new mobile homes that are purchased and put on a lot or property. According to the people I spoke with, we are all grandfathered in here.

I thought I'd gather all of the various directory updates that were made evident while preparing the SEPO Election Ballot Packets and get them into the website Directories before they get lost in all of the chaos that has been my life for the last couple of months. As if that's anything new. 😊

Everything on this Directories page in the Residents' Section is updated as of a few minutes ago. If you see anything that still isn't correct, let me and/or the office know right away please. Thx.

Also - I want to take this time to welcome our Renters our great Sunshine community and to the world of SEPO Emails. I know many of you will be receiving a SEPO email for the first time since you got here. There is a 'renter' directory involved in these updates, so please look over it carefully.

Sent 2026-01-12:  2026 Election: Ballot Packet Status & Next Steps -

Hi All - We are well on our way to getting the Ballot Packets into your hands.

These totals aren't exact because some things have changed this morning. But they are close enough for right now for you to get the gist of where we are.

We had about 43% of the community come to the Hall on Saturday to pick up their ballots, even though it was windy and cold. Thank you soooo much.

And yesterday, on a very chilly day of hand-delivery to homes (by both Election Committee and Board members - Thank you all), we brought that total up to 66%. If every one of this 66%, either sign the 'attendance proxy' on the back of the envelope that goes into the Ballot Box and/or sign in at the Hall before 1 PM on Feb 17 for the Annual Meeting, we would have a quorum SO THAT WE CAN CONTINUE TO COUNT THE VOTES.

We will have ONE MORE pickup day in the Hall tomorrow, Tuesday Jan 13 from 11 am to 1 PM. Due to all of the activities taking place this week, we will be sharing the hall with a Private Event before noon and the Painting Club after noon. So please be respectful of those groups when entering the hall.

BE SURE TO BRING YOUR ID WITH YOU.

On Tuesday, if you don't see the Ballot Box in front of the SEPO Office, it is in the Hall. So you can sit down, ask a Board member any questions you may have and vote right then and there.

At all other times the Ballot Box will be in front of the SEPO Office during weekdays when the Office is open.

I know this is getting lengthy, but PLEASE, PLEASE, PLEASE read the "Voting Instructions" sheet in your packet VERY CAREFULLY concerning what goes in which envelope. Remember - If your sealed BALLOT envelope isn't placed inside of the sealed 'voting attendance' envelope, that ballot cannot be counted and is, therefore, a NO VOTE.

Please call a Board member or myself with ANY questions at all.

Thank you so much for participating in this very important SEPO Election process.

Sent 2026-01-08: SEPO Elec 2026: Election Packet Pickup -

See below for details concerning SEPO Election Ballot Packet pickup.

The Election Committee has labelled and stuffed the election ballot packets and they are ready for distribution. I want to say upfront: If you are doing business with Valerie at her office window, and you see the ballot packets on the push cart behind her, do not ask her if you can have your ballot. You cannot. Below is the formal process for getting them to you. Thank you.

So here goes.

I know the weather is turning against us for a few days, but please don't let that keep you from picking up your ballots. We're doing the pickup in the hall this year. Several Board members will be in attendance to answer any questions you may have.

When you enter the hall, there will be several tables along one of the walls. Look for the 8.5/11 signs (either taped to the front of the tables or taped on the walls) that display each Sunshine Street Name. Go to the table of the street you live on. Members of the Election Committee will be at these tables ready and waiting to hand you your ballot.

BE SURE TO BRING YOUR ID WITH YOU.

You will be required to show your ID and sign for your packet. An election committee member will sign after your signature as a witness.

If you do not have your ID with you, you cannot pick up your packet.

The locked Ballot Box will be in the Hall this year during pickup times. At all other times it will be in front of the SEPO Office. NOTE: The plan is to lock it in the office daily when the office closes, as has been done in the past. I, Election Committee Chair Beth Parrish, am the only one who has the key to the Ballot Box.

And, oh boy, I'm hearing there may be refreshments available for everyone. Sounds good to me.

Not sure what else I can say right now except see you when you come to pick up your packet.

Hi All - This is Beth Parrish (SEPO Election Committee Chair)

First off - the email subject line was in error on the Wednesday email and it really contained the link to the video from the Jan 5, 2026 Regular Board Meeting. Hopefully, those of you who have watched it already figured that out.

And NOW - moving on to what transpired after that meeting:

Recordings (video & tape) from the Jan 5, 2026 "Residents & Directors" Yearly Meeting are available. Due to technical issues with the video recording on Google Meet, see below for what was captured on which media.

I also want to point out my error during my explanation of voting/ballots etc. Randy had indicated it takes 154 owners to make a quorum in order to count the votes. I had said it was 156. After the meeting and rereading rules, I do concede I was wrong and Randy was right. 😊

You can find everything on the Sunshine Web site HERE OR directly from this link:

Sent 2026-01-06: Fishing Club Meeting January 14th -

Fishing Club News:

There will be a fishing club meeting on Wednesday, January 14th at 6:00 pm in Retzlaff Hall. It is important for all fishing club members and those interested in joining the club to attend.

Please note that we had planned to take nominations and vote for up to three officers at the December meeting, however, we only had three participants in attendance and did not feel that we should move forward until we had other folks present. Therefore, we postponed the elections to the January meeting.

Additionally, we have a $500 gift certificate that we had received after submitting a request to HEB that we would like to share with local (Harlingen) non profit organizations. Please bring your nomination(s) for a local non profit (which includes a description of their services) that you would like to nominate to receive a portion of the certificate and we will vote on this at the meeting.

As noted previously we need people to step up for officer positions. We did have a couple express interest. If we don't have enough volunteers at our January meeting, we will need to dissolve the club.

If anyone has nominations or questions, please feel free to contact Deb DesLauriers-Eich at 715-821-4552; Bill Peterson at 507-291-7106 or Pat Heinerikson at 816-810-2862.
