The SEPO Board Nomination Committee, consisting of Patricia Lay (Chairperson) and Joanne Anderson, are pleased to submit the following Nominees names, in alphabetic order, for the 2026 SEPO Board of Directors election.
These SEPO Homeowners have met the requirements and are in good standing in the Sunshine Estates Community. All Nominees have been interviewed by one or more Nominating Committee members and were considered by this Committee for nomination based upon their responses to the questions asked of them. We have attached the BIOs we received from each Nominee.
During the January 5, 2026 SEPO “Residents & Directors” meeting the Nominating Committee will move that the SEPO Board place the names of these nominees on the 2026 ballot.

Thx to those of you (right around 100 of 304) who have replied with the data we needed. I do understand lots of you simply want your Ballot packets mailed to Sunshine and I had said no reply required. So no problem there.
However, I know quite a few of you aren't living here in your Sunshine home and won't be here next year either when the packets get mailed and voting is in full swing.
In order to give, in particular, LLCs and those renting their homes a little more time to reply, I'm granting an extension for replies until noon on Tuesday, Dec 23, AT THE LATEST.
I need to get the address to send to info to the office to print labels this week. So, if you haven't replied by the extension deadline, the Ballot packet will be mailed to your Sunshine address.
Again - Please simply hit 'reply' to this email with your mailing info and it will automatically go to the committee member who is tallying your replies.

Just an early announcement regarding our 20's Prohibition Speakeasy Murder Mystery to be held Sunday Feb 22nd. I will need 24 people to play characters (male and female). There is a signup in the library specifically for characters. You will be provided with a character card, certain things you have to say (nothing to memorize!) etc. So find a Roaring 20's outfit now! Hi All – Knowing how important accurate information in the Sunshine Estates Property Owner (SEPO) directory is, particularly as it relates to the upcoming SEPO election, I need you to verify your data to ensure everyone who should be receiving a 2026 SEPO election ballot packet does indeed receive it.
As you’ve been hearing over the past week or so, this is probably one of the most important ballots you’ve ever been asked to vote on. If you haven’t already received it, you will be getting a letter via USPS from the Board explaining what this ballot is all about.
First - What the Election Committee needs is for at least one Sunshine Estates Property Owner member (someone eligible to vote) from each household to review the attached directory to ensure your Sunshine address(s) and your AWAY address (if you have one) are accurate. If the address(s) or ANYTHING ELSE needs corrected, let me know.
Second – Provide which mailing address (Sunshine or AWAY) you want on the outside envelope of your election packet. Any packets not picked up or hand-delivered to you by Jan 13, 2026 will be mailed to you between Jan 14 & 16 via USPS.
NOTE: If no address is specified in your reply to this email, the election packet will be mailed to your Sunshine address.
FYI: We need the same information for those homes that are in an LLC or currently in a Trust.
IN SUMMARY – the Election Committee needs the following info in your reply to this email:

NOTE: There is lots of great info presented throughout the meeting by the various SEPO Clubs/Committees. Also, please listen carefully to the explanation of why the Covenants Ballot that everyone will be given to vote on came to be. As was discussed by the Board on Dec 8 this ballot is one of the most important ones, possibly ever, that this community is being asked to vote on. This ballot will definitely play a major role in determining the future of this community.

I know - You are probably thinking - It's crazy to be talking about the 2026 SEPO Election already. But - oh contrar - it is not too soon at all. The chairperson's for both the 2026 Nominating Committee (Patricia Lay) and the Election Committee (me - Beth Parrish) were approved by the board at yesterday's (Dec 8) Board Meeting. We have already begun working on our tasks.

If you are interested in volunteering to serve on this committee, please contact any of the current members.
We are in the process of locating talented SEPO Homeowner volunteers who would like to serve on the SEPO Board of Directors or who would be willing to assist the Secretary or Treasurer in their positions. Experience and willingness to learn and grow is a plus for homeowners (or their spouses) wishing to volunteer.
We need to fill three of the current Board members' positions whose terms are ending in February 2026.
There are a total of seven positions that make up the SEPO Board and they are:

Officers: President, Secretary and Treasurer

Director Golf Course

Director Common Area 1 (SEPO Buildings)

Director Common Area 2 (Streets, Drainage & Irrigation Ditches and Texas Ave)

Director Common Area 3 (Storage & Shop Area, Tennis/Shuffleboard).
Who ends up holding each of these positions is determined at the required Organizational Meeting held immediately following the Annual Meeting in February each year. This means a Board member may hold a position this year but may not necessarily retain that position during their second year. It’s up to the Board members to make this determination amongst themselves.
If you are undetermined as to whether you would like to serve on the SEPO Board, please ask yourself the following:

Do you have ideas about how your community can be managed more efficiently?

Would you like to become more involved in your HOA's daily operation?

Do you have the time, dedication, and enthusiasm to regularly volunteer your skills for the benefit of your community?
If you would like to be considered as a SEPO Board Candidate, please contact any Nominating Committee member to set up an interview. If you know a homeowner (or their spouse) who you think would make a valuable Board member, please contact the Nominating Committee.

When Beth was looking for a volunteer to take over updating and maintaining the "Mr. Fix-It" list, I thought why not? We have found this list to be very helpful when we were in need of services and looking for companies to perform them.
Do you have a great housekeeper/landscaper/roofer/tree trimmer, etc...let's get them on the list! Did that contractor not show up/do poor work/take longer than expected....let's get that information added.
There has been a lot of work being done in Sunshine over the last 9 months. Let's get those contractors on the list. If they are already there, let's update whether you recommend them or not.

Ok all you Elves! Next Wednesday is the Jefferson Elementary Christmas program at 9 am. The address is 601 S J St in Harlingen. I was told we can park right in front of the school (its yellow curbed but no problem). Try to carpool and arrive by 830 to set up.

There are some of our neighbors here in SEPO that occasionally require some assistance. Especially those that live alone, don't drive or have mobility issues.
We are starting a group text that will allow people to ask for help and allow others to offer help.
So someone could make a request such as "I need a ride to the doctor, is there someone who could take me?" then someone in the group could respond saying they are available.
We will also be able to use this format to provide information on what resources are available from the City or other organizations.
Please reach out to me directly if you have any questions or are interested in being added to the group.
If you are able to provide help to others please let me know so we can add you to the group. There is no commitment and we can remove you from the group at any time.

Hello Sunshine!
As you may have noticed the installation of the fiber optic has started.
Today they are behind the homes on Minnesota, near the Tx/Mn intersection.
They are opening up small holes along the installation route to make sure they aren’t disturbing existing utilities as they push the fiber optic cable in.
This will be the process for most of the installation.
The path they are using for the installation is generally in the easement for utilities.
The easements on your property are 10’ on the property lines bordering the street and 5’ on the back and interior property lines.
Depending on weather and obstructions, these holes shouldn’t be open for more than 72 hours.
