We need more tennis players during the summer. We would welcome any resident who is here to come and try it. We only play doubles and have limited skills. We don't care if your good or a new player. Our goal is to get some exercise and have fun. We do tease each other, so be warned. *************** Look at this great group of 'regulars' who play Tennis each week. PICKLEBALL Contact: Just Show Up Plays: Every Tue & Thu from 8 AM to 11 AM Location: Tennis Court Details: Whoever arrives first usually starts the process of setting up the net. As more people arrive we assess the need for another net to go up. It appears there are lots of time slots open for play so if people want to gather up four (4) people to play and put the net up and take it down, we can do that. The court just needs to be reserved in the SEPO Office. Some of us like to play continuous and some like to take a rest between games. We have some windy days so, in the fall, we need volunteers to put up the “wind” screen that will help block a lot of that wind hazard. Many of us want to play more than twice a week, so are considering playing after the tennis group is done. It is a great time to have with fellow members and wonderful exercise. There are all levels of players (NO professionals allowed) HaHa! This is the current covenant which I believe was created when the SEPO was established. The $300.00 payable $25.00 per month was the original maintenance fee when SEPO was established. Current covenant: SECTION 4.3 ANNUAL ASSESSMENT Annual assessment shall be $300.00 payable $25.00 per month . The annual assessment may be increased each year by not more than $45.00 per year. Any such possible increases in assessments shall be non-cumulative. In any year following a year when there has been no increase, the assessment may not be increased by more than $45.00. The proposed covenant which you have the opportunity to vote on: Annual Assessment and annual maintenance fee are the same thing in my mind. The word "assessment" should have been used were "maintenance fees" are inserted. Sorry.about the confusion. Proposed Covenant: Covenant SECTION 4.3 ANNUAL ASSESSMENT Annual assessment shall be no more than 5% of annual maintenance fees payable per month or yearly. The annual assessment may be increased each year by not more than 5% of annual maintenance fees per year. I was seeking at least a DVD Player for our exercise classes. I got six or more calls from people wanting to donate either a DVD player or a DVD/VCR combo player. Since I can't send attachments in these e-mails I would like to direct you to the Sunshine Web site to see the entire narrative and a picture of the new setup (www.sunshinecountryclub.com/video-exercises ). Thank you all so much. Beth Parrish Sent 01-13-19: Board & Secured Gate - This concerns the statement in the "Secured gate" e-mail sent Jan 12 which said: Therefore the board felt a more secure gate would be beneficial to our community. It has come to my attention that at least one member of the Board is not in agreement that a more secure gate would be beneficial. That person asked me to send out this e-mail. Also, everyone should know that nothing has been agreed to by or with anyone at this point. Beth Parrish Sent 01-12-19: Various - After attending the information meeting on Tuesday, January 8/19, I was reminded why I have quit going over the last few years. But first, I want to thank the Board members for their time, effort and dedication that they freely give, to execute their positions for our community. As well as becoming more transparent with information to our residents, which I hope increases and continues. Being a Board member is a thankless job, that can cause animosity between fellow residents. But, it doesn't have to be that way if we remember that our Board members are elected by the residents that "choose" to vote. They may make decisions that we don't necessarily agree with, but they are doing so by following the rules and bylaws set before them. It may be beneficial for all residents to read and understand the bylaws that we have within our community. We all have our own ideas and opinions, which we are entitled to, but we still need to be respectful when treating and speaking to others. "Treat others as you would like to be treated"....hopefully that is with RESPECT!! And yes, we do have exercise VCR tapes that we use. We were concerned last year because that TV is on it's last leg. But, behold, two of our current residents have donated a nice new flat screen TV to us. Now we are looking for anyone who might have a DVD or a combination DVD/VCR player they no longer use and would like to donate to us. And who knows, you might even drop a few lbs or tone up something in the process. So come join us at 8 AM Monday thru Friday in the meeting room next to the Pavilion. You can stay as long or short as you want. I will be there tomorrow and will have the room open when you arrive. If you ever arrive and the door isn't open, you just need to signout the key from Valerie in the office and return it to her when the room reservation time ends at 9 AM. If you want an E-Mail sent out to the community concerning your upcoming event, meeting etc, send your info to sepoenews@gmail.com . Beth Parrish is in charge of sending those out to everyone on the current contact list. If you know of any resident who isn't getting these e-mails and wants to start getting them, tell them to send an e-mail to sepoenews@gmail.com with that request. If you want anything added to, deleted from or corrected on the Web site (www.sunshinecountryclub.com ) send it to sunshinecountryclubweb@gmail.com . Beth Parrish is also in charge of this Web site. If you still need the Password for the "Resident's Only" portion of the Web site click on this link (www.sunshinecountryclub.com/residents-only ) and follow the instructions. If you are still having difficulty after doing this, please call Beth at the number below. • Access to Kitchen Area | Sunshine Estates

Access to Kitchen Area (March 25, 2023) NEW ACCESS TO KITCHEN AREA New keypads have been installed on the door leading into the kitchen from the outside and on the small supply closet just outside of the kitchen door in Retzlaff Hall. A master code will be held by SEPO. When hosting an event or otherwise needing access to the kitchen, a temporary code can be obtained from Valerie in the office. Keep in mind, if there is a weekend event, you should obtain the temporary code prior to Valerie closing the office on Friday. In the event, you have an unexpected need to access the kitchen and Valerie is not available, the President of Women’s Club will assist you. The temporary code will be deleted the following Monday or in an otherwise timely manner following weekday events. Upon leaving the kitchen, the interior doors will be closed and must be physically locked, from inside the kitchen and people will exit from the kitchen to the outside after physically locking that door. If you oversee closing the hall, lock the doors, and exit through the kitchen as described above. The kitchen area is currently open on weekdays from 7:00 a.m. until 3:30 p.m. If a person in charge of an event wishes to lock the freezer, that person must check the key out from the office. If the freezer remains unlocked, there are cameras in place for security in the hall including the kitchen and storage room which can be reviewed for up to three months, if necessary. • Birding & Nature Club | Sunshine Estates

Birding & Nature Club Contact: Tom Stone Meets: 1st Monday each Month @ 7 PM (Nov - March) Location: Library Details: Do you have an interest in nature (expertise not required)? The Sunshine Birding and Nature Club is open to all residents of our community. We typically host a community-wide potluck and bring in a featured speaker for a very enlightening program in January. Watch for notices to be in the Sunshine Newsletter and SEPO E-mails for more information closer to that time. Later in the spring we try to have a field trip related to the program, which is also open to the community to participate. Some past trips have included; Port Aransas to see the whooping cranes, South Padre Island Birding boat tours, Laguna Atascosa tour, the Turtle center and the National Birding center. Occasionally a birding walk through our community is hosted by someone with experience in identifying birds. Watch the Sunshine Newsletter and SEPO E-Mails for announcements. Background on the Club: The Birding and Nature Club is an offshoot from the volunteers who cleared the area along Texas avenue after hurricane Dolly (July 2008). Prior to hurricane Dolly the brush and trees grew up all the way to the chain link fence in the area past the front gate. Further the swamp and bushes grew up along much of Texas avenue to your left as you drive into our neighborhood. After hurricane Dolly the residents / volunteers decided to clean up the area significantly. Besides clearing the area of brush and broken trees they also raised the money to plant 56 new trees. Those same volunteers built and funded the pergola, the gazebo and the park benches that you now see and enjoy. As you look at the gazebo you will notice that there are a group of panels below the railing. All of the birds shown in those panels have been seen in our Sunshine swamp. Parents back in attendance after blocking so no interruptions. Donn Perkins Newsletter 2022-02: The Sunshine Birding and Nature Club will meet in the library at 7:00pm on Monday, February 7, 2022. All are invited. We will be discussing the rescheduled field trip and planting trees. Questions? Text Debi Warner at 956-357-8999. Sent via SEPO E-News E-Mail 2021-08-29: Blackie has come back - We are in luck. An old friend has decided to come back and visit our neighborhood. Blackie has been seen a few times around the neighborhood recently and we haven't seen blackie for some time. That's really unfortunate because blackie is perhaps one of the best friends in nature that we can have. Blackie is officially known as a Texas indigo snake. Now you are probably repulsed by the idea of a snake being our best friend. But do not fear but rarher respect blackie because blackie eats other snakes, poisonous ones as well as a wide variety of other small creatures. Blackie is neither poisonous nor aggressive but really a very placid creature. Blackie is the subject of a Texas Parks and Wildlife brochure from which I will share some excerpts with you. _____ https://tpwmagazine.com/archive/2015/mar/scout5_wildthing_indigo/ "Indigo snakes are big snakes. Most adult indigo snakes grow to between 5½ and 6½ feet in length. The longest recorded indigo snake was nearly 8½ feet long. Texas indigo snakes are diurnal predators, meaning they are active during the day. They will eat almost any vertebrate animal they can subdue with their strong jaws, including toads, frogs, salamanders, lizards, turtles, birds, small mammals and other snakes. One specimen was found with three mice, two Mexican burrowing toads and two juvenile snapping turtles in its stomach. They are also known to eat rattlesnakes and copperheads , which can be three to four times heavier than an indigo snake. “It’s a gorgeous snake, and it’s not aggressive,” says Andy Gluesenkamp, Texas Parks and Wildlife Department herpetologist. “If you’re nice to the snake, it’ll give you a chance to look at it.” Texas indigo snakes are listed by the state as a threatened species, and because of its protected status, it is illegal to harm, kill, collect or sell Texas indigo snakes. The Texas indigo snake is revered in South Texas, where many ranchers are aware of its propensity for eating predatory rattlesnakes. Ranchers have a fondness for the Texas indigo snake,” Gluesenkamp says. “It’s a true South Texan snake: charismatic, big and tough.” ____ So - since we have seen Blackie around the Estates lately, I would ask you to "just let it be" if you see it. It is your friend, even if it is a snake. Kady Pohlmeyer 956-642-6003 ************************* Barbara Ann Carlson Barbara Ann Carlson of Harlingen passed away quietly while surrounded by family on March 16, 2024 at the age of 84. Barb was born the middle of three girls on June 20, 1939 in Peoria, Illinois to the late Hank Zipper and Katherine (McCann) Zipper. She spent most of her childhood playing with her two sisters Carolyn (Wally) Anderson and Bonnielyn (Bill) Witt. She loved playing jacks, kick-the-can, and even playing pranks while growing up. She also enjoyed playing baseball with the team of boys that her dad coached when they were short players. After graduating from Peoria High School in 1957, she worked as a secretary, and then accountant at Hiram Walkers. Barb met Carlton Toby Carlson in June 1958. They were married on Oct. 10, 1959, and honeymooned in New Orleans. The couple then moved to Evanston, Illinois where they had two children: Eric and Kady. In 1966, they moved to Toronto, Canada for two years, where Barb developed a love of the team sport curling. After that, the family settled in Minnetonka, Minnesota. Barb and Toby spent many weekends in northern Minnesota on Howard Lake, first at Moore Springs Resort, and then at her parent’s cabin. There were many fond memories of playing cards, fishing, turtle hunting, and time with her sisters and family. Before retirement, Barb worked as a head bookkeeper for Kraemer’s Hardware, and then at Opportunity Partners, a non-profit foundation. She was also a grief mentor for people who lost family members. Barb loved traveling, which included cruises and trips to Africa, Alaska, Russia, and Asia, amongst many other places. After Toby passed away in 2001, religion and faith became an important part of her life and she was confirmed at Zion Lutheran Church in Hopkins, Minnesota in Nov. 2001. Barb moved to Harlingen in 2011, where she met the second love of her life, Jack Scott. They continued traveling –– going to China to see the Terra Cotta Soldiers, the Panama Canal, and their regular camping trips on South Padre Island. Barb was preceded in death by her parents, her husband Toby, and brother-in-law Wally. The memory of Barb will be cherished by her friend Jack, son Eric (Janet) Carlson, daughter Kady (Terry) Pohlmeyer, grandchildren Bryce (Jenn), Shane (Stephanie), Paige (DJ), Tara (Alex), and Corey, and two great-grandchildren Isla and Quinn. A memorial service will be held at St. Paul Lutheran Church, Harlingen on Saturday, March 23, at 11 a.m., with graveside services at Glendale Cemetery in Washington, Illinois at a later date. Instead of flowers, please donate to St. Paul Lutheran Church Backpacks of Love, an organization Barb regularly supported, at https://splch.breezechms.com/give/online , noting “Give to Backpack Ministry”. Sent 2024-03-18: Golf Course Closure - Tuesday after Men’s Golf League, the course will be closed to allow the Women’s Golf League to have a playoff.
