Debt Free and Self Governing

You own your own home and lot in our senior-oriented self-governing neighborhood. We have 304 residences on 57 acres with brick custom, stick built and mobile homes in the Rio Grande Valley in Harlingen, Texas. We enjoy life with minimal home upkeep. Activities offered include golfing, nature and birding, quilting, woodworking, cards, stained glass, crafting and many more. The large beautiful common areas include a par 3, 9-hole golf course, Retzlaff Hall for all types of activities, pool and hot tub, nicely equipped exercise room, tennis, pickleball, shuffleboard, library, billiards room, card room and meeting rooms for resident gatherings. There is a storage area for RVs, trailers and the like that does require a fee. Storage sheds may be placed on some of these lots. Use of the ell-equipped woodworking building is free.

Common questions

For 2023 total annual HOA Fees are $1,410.00. These can be divided into periodic payments or are discounted 2% if you pay before Jan 20 of the year the fees are due. The golf course is owned and maintained by the Estates. There may be additional modest fees for some activities. Most are free to Estates residents. There are no fees for residents to enjoy the golf course or the Woodshop. Homeowners may enjoy the company of up to two house pets. Golf Carts are the most common mode of transportation when going from place to place within the community.

Activities (HERE) and Amenities (HERE)

The open-air Pavilion next to the pool and hot tub plays host to many neighborhood gatherings and parties. Other amenities in the heart of the community include the multipurpose Retzlaff Hall which hosts potlucks, quilting, line dancing, parties and many other social opportunities. It also serves as a Meeting venue for meetings with large numbers of participants. Residents enjoy walking, biking and our nicely equipped fitness center. If you enjoy using a cue stick, we have tables for your use. If you enjoy playing cards, there's an entire room set aside for doing that. Our Women’s Club plans many other special events throughout the year.
