Sent 2021-10-31: Revised/New Setup at Number 1 Tee Box -
For all our owners, a quick update regarding playing golf at Sunshine. All owners and their immediate family play golf for free.
Immediate family is defined as the lot owners’: mother, father, sons, daughters, grandchildren, brothers, sisters, and the spouse of any of the preceding persons.
Others can play golf, but the fee to play is $10 for nine holes and $15 for eighteen holes per player. We use the honor system. Bag tags and payment envelopes are contained in the mailbox at the #1 tee box.
A golfing visitor should add their name to the top and bottom of the blue bag tag, and to the small payment envelope. Place payment and the bottom half of the bag tag into the small envelope and deposit the sealed envelope into the “Pay Here” vault. Place the top half of the bag tag on your golf club bag so it is visible.
These instructions are posted at the #1 tee box. (See pictures below)
Alternately, owners can pay for their visitors play after the fact by writing a check to the office.

This meeting will consist of discussions, resolutions and / or identification of action plans regarding the items noted above.

Our evening golf scramble will change times starting Sunday, November 7th. We will be playing at 4:00 due to end of daylight savings time. Meet beside the shuffleboard courts at 3:45 for team and hole assignments. All are welcome to join the fun. No charge, just a good time. Open to all levels of golfers. It's time for the first Meeting of the season for the Sunshine Birding and Nature Club.
The forecast is for a beautiful day on Monday November 1st, so what better place for the “Nature “ club to meet than in the Gazebo next to Texas Ave.
So the meeting will be at 2:00 Monday Nov 1st in the Gazebo. Should Mother Nature surprise us with a nasty day, as a fallback, we will meet in the Library at 7:00.
Mostly we need to talk about events. We need your input on what events to plan for the upcoming season as well as elections to fill some vacancies on our board.
Since we will be out doors, I'm not too sure how applicable the standard SEPO disclaimer is, but here it is anyway:

Last evening I overheard some of our residents talk about all of the homes that were For Sale (or Rent) in Sunshine. I wasn't aware of most of them, since I hadn't been sent any info to put on the Web site concerning these homes.
I have recently received an inquiry as to what all might be available for purchase, but I can't help them because I don't know. And in the past I know some of our newer residents purchased a home in Sunshine because they saw it on our Web site.

Reminder! Signup ends Wednesday, October 27th at 6PM.
Our first event of the season is a Mexican Fiesta on Friday, October 29th. Chapitas will cater the meal which consists of a cheese enchilada, carne guisata (beef stew), Mexican rice, charro beans, jalapeño, salsa and a tortilla. Desert is a tres leches cake. Coffee and iced tea provided. Bring anything else you want to drink.
There will be a DJ after dinner.
Doors open at 4:30.
Tickets are $10.00 per person with takeout available.
Signup sheet and virtual tickets can be found in the Library. Just sign up, put your money in an envelope and deposit in the box provided.
Again - Signup ends Wednesday, October 27th at 6PM.

Sent 2021-10-24: LOOKING FOR RESPONSIBLE PARTY: Broken Window adjacent to the Golf Course -
We have a broken window at 1944 W Montana, owned by Dennis and Carol Welckle. (See pictures below.) The broken window is located at the rear of their home and is adjacent to our golf course. The cause of this broken window mostly likely was from an errant golf ball off the number 7 tee box.
If you play golf, you should know you are responsible for damages caused by a golf ball you strike.
This happened a few days ago and no one to date has come forward to claim their obligation to the owner to make this right.
If you or another person you know witnessed the tee shot that caused this damage, please contact Carol Welckle at (320) 224-8044 and agree on how to resolve this issue.

Sale of Excess or Retired SEPO Equipment or Property
POLICIES AND PROCEDURES OF

DISPOSAL OF EXCESS OR RETIRED SEPO EQUIPMENT OR PROPERTY
When SEPO Equipment or Property is no longer required by SEPO, in order to give everyone a fair chance to procure it, if they wish, we will use the process defined as follows:
1) The community will be informed via Community E-mail and physical posting that an item is available for inspection at a ‘specified location’ until a ‘specified Day, Date and Time’.
2) Anyone can send an e-mail (or handwritten bid with a legible signature) to a ‘designated person’ with the amount they are offering by a ‘specified Day, Date and Time’. The ‘designated person’ receiving the bids is not eligible to submit a bid.
3) On a ‘specified Day, Date and Time’ the ‘designated person’ will look at the offers and announce the name of the purchaser to the community via e-mail and physical posting.

6. Private Parties -
a. Persons holding private parties or other events shall determine if they invite persons other than owners to attend their function.
b. Any one household may not reserve the ‘same’ Common Facilities, i.e., Retzlaff Hall or the Pavilion, for private parties, on consecutive days, consecutive weekdays, or consecutive weekends during any one month. This restriction mitigates the potential for a few persons to reserve our Common Facilities for extended periods.
c. The Pool and Hot Tub are Common Facilities which can only be reserved for Board approved SEPO events.

6. Some of the materials and properties stored within the SEPO Storage Lot shed area, which is located north of W Iowa, Ave are sand for our golf course bunkers, rocks, lumber used to create forms for our golf cart pathways and other stone and brick materials. These items are all SEPO property used by the Board Director in charge of the golf course to operate and maintain our Par 3 nine-hole golf course. These materials located here are not available for use by SEPO residents at their home. They are owned by SEPO and should not be removed.

The main course will be a Mexican combo plate catered by Chapitas. It will include a cheese enchilada, carne guisata, rice, charro beans, salsa, jalapeño pepper and a flour tortilla. Dessert will be a tres leches cake.
There will be a DJ for music from 6:30 to 8:30.
The cost is $10 and takeouts will be available. (See how to indicate you want takeout below.)
It's optional, but you are encouraged to dress in your favorite Mexican outfit.
Signup starts Monday, October 18th with virtual tickets sold in the library. For those of you who aren't familiar with the term 'virtual tickets' here's what that means. On the Women's Club easel in the library you sign your name(s). Here is where you can indicate if you want 'takeout'. Then you put your money in the designated envelope and place it in the box by the Easel. Signups will be cut off on October 26th.

THE WOMEN’S CLUB OF SUNSHINE COUNTRY CLUB ESTATES
ARTICLE I
The name of this organization shall be THE WOMEN’S CLUB OF SUNSHINE COUNTRY CLUB ESTATES, HARLINGEN, TEXAS.
ARTICLE II
OBJECT
The object of this Club shall be to promote a spirit of unity and friendship among its members through programs and events – socially, culturally, and educationally entertaining and enlightening. The Club may engage in philanthropic endeavors and discussions of vital interest of the day but never be political or partisan. This Club is designed for fund raising and profit to benefit Sunshine Country Estates and no part of the net earnings shall be used for the benefit of any private individual.
ARTICLE III
MEMBERSHIP
Section 1. Any woman who owns property in Sunshine Country Club Estates is considered to be a member of this Club. NO DUES are required of the membership, however, members shall be expected to attend meetings and demonstrate an interest in the Club’s activities by serving as hostess or on a committee.
Section 2. Any woman who lives in the Estates in rental property shall be invited to participate in all Club social activities but may not vote.

The first Residents (formerly known as Informational) meeting of the 2021-2022 Sunshine Winter season was held on October 11, 2021 @ 1:00 PM CT and was a Hybrid meeting. Retzlaff Hall was open to Board members and those residents and renters who wished to attend in person, which there were several. The meeting was also available via Google Meet, which several others utilized. Thanks to everyone who attended.
As listed in the Agenda, this was an opportunity for those leading the various Sunshine Clubs to provide information about what's currently going on with their Clubs. After these updates were given, there were no non-Board members who had requested to speak at this meeting concerning the agenda items that will be discussed in today's (Oct 12, 2021) Board meeting.

One of our Sunshine residents has submitted a 'complaint' to the Board concerning Contractors speeding on Sunshine streets. We are asking everyone to please remind any Contractors you are employing that they need to observe the Speed Limit signs posted within Sunshine in order to keep our streets safe at all times. Sent 2021-10-02: SEPO Complaint: Sunshine Flooded Streets & Speeding -
Those of you currently physically residing at Sunshine are aware you had 4+ inches of rain yesterday. Even being up here in St. Louis, I know what that means, flooded streets. I'm glad to hear it is dried up today.
However, while the streets were flooded, there were apparently some folks 'speeding' on them even after signs to 'drive slow' and 'no wake' signs were put up on the flooded streets. Please remember this creates wakes that could cause damage to residents' property, ie skirtings.
Please be respectful of your neighbors' property, during flooding and always.

Sent 2021-10-02: SEPO & Covid-19: Board Decision at the September 23, 2021 Board meeting -
As you can see in the minutes from this Board meeting there was a discussion concerning SEPO events where the community will be in the same room together. Beth Parrish said our lawyer has indicated the Board can continue the use of Hybrid meetings. However, we need to state that there is a potential of exposure to Covid-19 by the fact that people are in the same room together. The Board has stated this in the last two Board meetings on 09-21 and 09-23 and will continue to do so ongoing.
After some discussion the following was voted on and approved by the Board.

The SEPO Board STRONGLY RECOMMENDS that for all SEPO Organizations’ events throughout this winter, until the Covid-19 exposure issue becomes a non-issue, the chairpersons at each of these events incorporate the following statement into their event Agendas/Notices and verbally state it at the beginning of their event.
Everyone attending this event “in person”, by their presence, acknowledges potential exposure to Covid-19. Each person is responsible for his/her own choice as it relates to attending events.
The Board would like to thank everyone for being diligent over the past many months and ongoing in helping to keep our SEPO residents/renters safe. SEPO Board

Sent 2021-10-01: Upcoming pool closure -
The pool will be closed on Tuesday, Oct. 5 at 3 p.m. until noon on Wednesday the 6th of October. Chemicals will be added at 3 p.m. They need some time to have the maximum effect on the water. The pool and hot tub will undergo normal shocking which is routinely scheduled for the first Wednesday morning of each month.
The hot tub will remain open Tuesday afternoon and evening. It will be closed Wednesday morning.
Both the pool and hot tub will reopen at noon on Wednesday.
Please, take advantage of our new showers by using them BEFORE you get into the pool or hot tub. Just a reminder: the use of lotions and tanning oil is highly discouraged in the pool. It is fine to use them while sunbathing but, be sure to shower before getting into the pool or hot tub.
