Lenore had sent some info for the Oct Newsletter which Cyndi Skidmore and I thought might not be quite right for the Newsletter. So she and I and Lenore have worked on it and condensed it into a document which is perfect for the Sunshine website HERE. It was attached to this email. And copies will be available in the Neighborhood Watch section of the Library/Lounge area for you to read while in that building. (Please don't remove from there.)
If you have seen parts of or maybe even all of this info previously, it will serve as a REFRESHER to you. For others who aren't familiar with this wonderful organization and all they do, it will help you to know them and you might even consider being a part of it all.
I know while working on it, I learned several things I wasn't aware of, and appreciate Lenore providing this wonderful document for all of us. Although it is somewhat lengthy, it is well worth the read.

Updates for the upcoming Craft/Bake Sale set for Saturday, December 6th.
Doors open at 8:00 am. Event runs until 11:00 am. On Saturday we will have cinnamon rolls and coffee for sale, along with baked goods, homemade jelly, salsa, breads, pies, cakes, candy etc. Thank you to those who are helping this year's event be a success. Glenda Wetherbee and Eileen Anderson will be there to make Lefsa. Please let Janis McFee know if you are planning on providing cinnamon rolls.
It is not too late If you want to be a vendor at the craft/bake sale. The cost is $5.00 per table. Love to have you show off your talent!!! If you have any other questions or concerns, please contact Nancy Lyne at 308-870-4286. I will be adding a signup sheet for Vendors at the library right after Thanksgiving and a poster with information regarding date/times to bring your baked goods, raffles/silent auction items to the Hall on December 5th. Committee will be in Hall on the 6th around 7:00 am to ensure all items are ready to sell at 8:00 am. Also to ensure Raffle tables and silent auction tables are ready for this event.
ATTENTION:
Baked goods, crafts, Raffle items and Silent Auction items may be brought to the Hall on Friday December 5th around 2:30 pm. until 4:00 pm. Vendors are welcome to set up their tables as well. Please have your donated baked goods priced/marked for sale. For Raffle items it is preferred that items be new or slightly used. Welcome to bring new items for the Silent Auction, items we have had in the past, were a hand-crafted jewelry box, painted snowman, pickleball paddles, quilt, gift cards, to name a few. A starting bid will be indicated on each sheet. At 11:00 am sheets will be pulled, whoever won the bid will be announced a little after 11:00. Please plan on paying and picking up your items right after the craft/bake sale or prior to 12:00 pm.
A huge Thank you to this year's committee and again everyone who participated in bringing goods for the sale and attending this event. Hope to see you there!!!!

So Metronet/T-Mobile told us at our first meeting that they were going to be offering a special rate/package to Sunshine residents. They are planning a couple of meetings here at Sunshine to explain what they are offering. I don’t have that information yet but hope that I get their plans soon. We will have a food drive to benefit the SONshine ministries next Thursday. There will be a pickup truck parked at the hall starting at 1pm, which is 1 hour before the Thanksgiving dinner. You can bring any donations that you have at that time. If you are not going to be here at Thanksgiving and wish to donate, then please contact me and I will take your donation ahead of time. Welcome to the Holiday Season! During this Joyful and busy time of year, I know that we will have plenty of activities for our December Newsletter! Although I am seeing snow flurries out of my window right now in NE Wisconsin, I am currently working on my list (not as much “fun” as a Christmas List for Santa!) of everything we need to pack as we begin our journey South!!!
December always begins with loads of preparations, decorating & planning. We will have many opportunities to celebrate the Christmas Season with our Sunshine Friends and Neighbors. I am sending out my FIRST REMINDER that the December 2025 Newsletter Articles are due by the end of the day on November 24. All articles need to be submitted to seponewsletter@gmail.com. As always, I would love to hear from any groups or clubs who are willing to tell us a bit more about your December activities, meetings and get-togethers. We also have many lesser-known fun groups that need recognition! Here is your chance! Here is what "community" looks like. People coming together sharing their time, talent and treasure so that we can provide a special Christmas for children in the poorest school in Harlingen. Yesterday we filled backpacks full of supplies for 2nd graders at Jefferson Elementary, 20 baskets for 23 teachers(still need to make 3 more), new pillows with cute pillowcases made by Jan and her quilters, as well as toys from Santa.
We still have some purchases to make to complete everything, but we are well on our way! My heart felt thank you to all who donated in any way. We will be spreading Sunshine on that day!!
We will need a Santa and Mrs Claus. If interested, let me know. Our would be Santa will lend you his suit if you need one.

November 10, 2025
Hello Sunshine Homeowners-
This is to inform you of any new or adjusted rates for 2026, approved by the SEPO Board of Directors at the November 10, 2025, Regular Board Meeting.
The HOA Assessment Fee for 2026 will be $1,500.00 for the year. This is an increase of $45.00 as permitted in the SEPO Covenants (ARTICLE IV, COVENANT FOR MAINTENANCE ASSESSMENTS, SECTION 4.3 ANNUAL ASSESSMENT).
NOTE: If you pay in full by January 20, 2026, you will receive a 2% discount, which will lower this fee to $1,470.00 for the year 2026.
Tracy Wagner, treasurer, will start taking payments for 2026 fees starting November 17, 2025, while Valerie is on vacation.
The Storage Lot rates will be as follows:
Lots 01-12 & 301 are $190.00
Lots 101-114, 201 & 214, 600-613, 701-713 are $270.00
Lots 202-213, 501-516 are $305.00
Lots 302-316 are $285.00
Lots 401-416 are $210.00
All storage lot renters will be required to complete a new storage lot lease.
The Golf Course Improvement Fee of $25 for a Golf Cart Permit will remain the same for 2026.
Resale Certificates: To comply with Texas Property Code, Sec. 207, because we are a Subdivision subject to mandatory membership in a Property Owners’ Association, we urge any owner who is selling his residence to provide a resale certificate to the buyer prior to closing. This will be provided by SEPO not later than ten days following the request by seller, purchaser, or their agent, or title insurance company or closing agent at a cost of $250. The resale certificate will provide, in part, the following information: Financial condition of the association, any unpaid amounts due the association on the property, any known violations of noncompliance for the property of the rules (Covenants) of the association. This will also include inspections of the property as required by the Architectural Control Committee. Having a resale certificate is a benefit to both seller and purchaser.
This information will also be posted outside the SEPO Office.

It never fails. Every time I'm out on our Sunshine website I see pages which say, "under construction" or "check back soon for more details". I'm sure folks have stopped going to those pages, because some of them have been like that for years. This page is a perfect example. However, I never seem to be able to find time to go around and take pictures of these areas. Of course, there are other pages needing work, but I would like to start with this one.
What I'm looking for, to begin with, is someone(s) to take pictures of these areas. Some places could/should have only fix or six pics. Other areas could have lots of pics. I know some of you are excellent at taking pictures, particularly at Women's Club events. How many of you can spare a little time to help me out with this endeavor. DON'T BE SHY. My door (or my email box) is always open. I anxiously await some replies. Thanks in advance.

I wanted to thank Matt Lyne for inviting the women golfers to join in with the men’s summer league on 'Tuesday Men’s golf' during the summer months. Great group of guys who made us feel welcome.
Matt Lyne, Jerry Wetherbee and Randy Davis all got the same memo as to what to wear. I guess men do think alike.

I have reserved the hall from 10-12 on Wednesday November 12th to fill backpacks and make teacher baskets. This way I'll know what else I need. If you'd like to help, please come! If you have any baskets you can part with, we need a total of 23 for assembling teacher baskets. Kleenex, wipes, markers, etc would all be welcome. All donations are welcome. Happy Thursday! As more of you are coming down to Sunshine, this is a reminder that if you'd like to donate money for the Jefferson Elementary Christmas program scheduled for Wednesday Dec 10th at 9am, you can drop off to me at 4329 Minnesota St .
We will also be packing backpacks with school supplies on Wednesday November 12th from 10-12 in Ratz hall . We will also be putting together teacher baskets at that time. All are welcome to help.
We'll know then what else is needed(Barbies,trucks or cars for boys) and Kleenex, wipes, markers ,etc for teacher baskets.
Mark your calendars for one or both dates.

The curling machine in the strength room has a broken seat handle. We found it this last Wed morning. Moving forward if you break a piece of machinery, please tell us so we can get parts ordered on a timely basis. We’re ordering the parts today. It is still safe to use just please do not try to adjust the seat.
