This is just a heads-up that in February we will need to elect three new SEPO Board members. To help with this process, we’re forming a Nominating Committee.

If you’d like to help identify potential candidates to represent our community—or if you’re interested in running yourself—please contact me or Gay Paxton. I’d love to have the committee, including a committee chair, formed soon. Beth Parrish has great information for the committee to use, so you’re not starting from scratch.

As a reminder for those considering running: you are elected to the board, and then the board collectively decides each member’s area of responsibility. Each term lasts two years, with the option to run again after your term ends. (I’ve reached my term limit and cannot run again.)

Sent 2025-10-27: Update on Weed Cleanup Effort -

Dear Residents,

We’ve had a successful start to our weed cleanup effort. After 33 advisory letters went out last week, one of our board members reminded me that we also needed to call noncompliant property owners, per our Rules.

I had initially decided not to make those calls in order to avoid taking time away from Valerie’s other duties. However, on Wednesday, October 29, we will review all properties that received advisory letters to see if they are now in compliance. If not, we’ll make follow-up phone calls and send a second seven-day notice. The first letter will be considered a friendly reminder. If compliance issues continue after the second notice, SEPO will handle the matter according to our community procedures.

As your SEPO Board President, I take full responsibility for the weeds having gotten out of control in our community. Please know that I’m committed to resolving this — when you see me out on a walk, I’ll be on “weed patrol."

If you notice any problem areas, please let Valerie know so we can address them promptly.

The swimming pool heater is showing multiple codes and not functioning. It will be cool to swim in, but you can still use it.

I found the pool pump room unlocked after I personally locked it yesterday. I don’t know how many people have keys. This will also be addressed.

Sent 2025-10-20: Halloween Food Drive -

The food shelves at SONshine ministries are empty right now. There are many people that depend on getting a little extra help just to make sure their families have enough food to eat each day. SONshine ministries was founded right here in SEPO and they impact a lot of lives by helping to meet these needs. They need our help to replenish their inventory so they can continue to care for people that are in need of food.

We will have a food drive on Halloween just before Karaoke. Please bring any donations that you have to the hall between 5:00 - 6:00. Bill Petersen will be at the hall with his pickup truck. Bring your donations to his truck. Our goal will be to fill his truck!

If you have donations and are not able to get to the hall at this time, please contact Bill directly.

I noticed a couple weeks ago that the SEPO Email guidelines on the website were very much out-of-date. So that the Board was aware of and okay with how I was planning to update these guidelines, greater than a majority of the Board replied that it was 'ok for me to proceed with the proposed updates'.

For those of you who not yet aware, both the Pool and the Hot tub are now in working condition, so come on over and enjoy. FYI - Be careful entering the hot tub as the edges of the steps are slippery. We will address this asap. So, in the meantime, please be careful getting in and out of the hot tub.

On Monday, the SEPO Board will be sending out letters to the owners of 33 properties in our community to advise them of their weed issues. This language from our Covenants will be included.

SECTION 6.13 OWNER’S MAINTENANCE OF YARD

The OWNER shall keep and maintain his/her yard in good condition and will keep the grass cut and not allow an excessive growth of weeds or undergrowth to grow on the lot.

In the event the OWNER should fail to keep this condition and covenant, the ASSOCIATION is hereby authorized to have the grass cut on the OWNER’S lot and the OWNER agrees to reimburse the ASSOCIATION for the cost thereof.

The Board hopes this will remind owners of their commitment to our community.

As I sit at my desk in NE Wisconsin, I look out my window and see the sunshine glowing on the colorful Autumn leaves. It has been unseasonably warm over the 1st two weeks of October. However, after letting Charlie out to do his business this morning, I am met with a much colder, crisper reminder of what is yet to come. Time to start packing up and head South!

November will greet us with many opportunities to get together with our Sunshine Friends and Neighbors, as well as reunite with our Winter Texan Friends & Renters. I am sending out my FIRST REMINDER that the November 2025 Newsletter Articles are due by the end of the day on October 24. All articles need to be submitted to seponewsletter@gmail.com. I would love to hear from any groups or clubs who are willing to tell us a bit more about your activities and meetings. We also have many lesser-known fun groups that need recognition! Update to the pool and hot tub. I believe I was very optimistic to say that it would be open on Monday the small amount of rain that we got today along with the water back draining into the hot tub in the pool has been detrimental to our timeframe as we need to have dry surface for the paint and product to adhere to still have tiling and tuckpointing to do around the pool and painting to do inside the pavilion the heater that was supplied to us for the hot tub was incorrect, and a commercial unit will be delivered either Wednesday or Thursday for the hot tub so timeframe wise moving forward hopefully planning on the pool to be open Tuesday or Wednesday. I will update when it is open the hot tub to be open Thursday Friday I will update sorry about the inconvenience but during the short timeframe, we can all enjoy everything being new and sparkly moving forward.

We have purchased a new drainage system to go around the outside of the pool and in between the pool and the hot tub. It is an obvious need of replacement, a majority of this drainage product has broken and separated from itself, adding to the ground water that we are having to deal with. This is also part of us redoing the pool for a long-term solution. Thank you for your patience.

Dear Sunshine Residents,

I want to remind both new and existing property owners of some important points regarding the storage area.

1. Do not place any garbage - such as cardboard boxes, wood pieces, tiles, tires, nails, electronics, etc. - in the storage lot brush pile. This area is strictly designated for tree and bush brush only.

2. In all dog park areas, especially the small storage area dog park, we are noticing an increase in poop that is not being picked up. Specifically, it appears the owner of a medium-sized dog is not picking up after their pet in the storage area dog park. Please be respectful and keep our dog parks clean.

Pat Heinerikson and I, with additional help from Lupe, tackled the storage room that houses medical equipment and a few items for children who may visit.

We checked items for safety, cleanliness and overall usability. Things that did not meet our needs, but were still viable, are on the curb for anyone in our community to pick up. Later on, a church is dropping by to take what is left.

Bad news the pool supply sent us a residential model not the model that we ordered the model that we ordered won’t be in till Wednesday so the hot tub will probably be open on Thursday of next week, but hopefully everything else will be ready by Monday. God willing

And so the repairs and updates have begun hopefully the weather will hold out and it’ll all be ready by Monday. Thank you for your patience.
