Sent 2025-09-30: Pool Closure -  

Due to the extensive repairs needed on the pool, hot tub, and pavilion area. We will close the pool starting October 1 through and including Sunday the fourth. Weather permitting we will be open for business on Monday the fifth. Included are some pictures to show the tripping hazards and wear and tear that have accumulated over the years. Sorry about the inconvenience. We’re planning on getting this ready for the influx of our returning winter Texans. Please avoid this work area during this timeframe thank you.

This past week, the following updates were made to the Homes for Sale / Rent on the Sunshine MARKET.

For Sale

On September 22, 2025:

  • The home at 4325 North Kansas, owned by the Kawecki's, has been listed For Sale.

On September 25, 2025:

  • The price for the home at 4345 North Kansas, owned by the Fleiner's, has been reduced.

  • The listing for the home at 1941 W Iowa Ave, owned by the Hall's (Nile & Marlene), has been reworked. Also, it is now only 'For Sale' and no longer 'For Rent'.

Sent 2025-09-26: Combes Trash Pickup Changes -  

I know this only affects Combes residents, but I don't have the SEPO distribution list split up. So here goes.

 

Although these posts are from earlier in September, I just now saw them on the "City of Combes" Facebook Page. I did not receive any other notice of these events via email from Combes or other means.

 

I called Juan this morning (2 hrs ago) - as it states to do if you concerns - and am still awaiting his return call.  

If anyone has any more info or knows for sure how they are handling those of us Combes residents who haven't made our way back to Sunshine yet, please let me know by replying to this email.

 

September 19, 2025:

Attention Combes Residents: Important Trash Service Update

 

Starting Monday, September 22, 2025, Waste Connections will begin delivering new trash containers to all residents who pay for garbage services.

 

Do NOT use the new Waste Connections bin for the final Republic Services pickup on Wednesday, September 24, 2025.

Republic Services will not service Waste Connections containers on that day.

 

Waste Connections' first official pickup day will be Thursday, October 2, 2025.

 

If you have any questions or concerns, please contact Juan Velez at (956) 425-7131 or visit Combes City Hall for more information.

 

Thank you for your cooperation as we transition to our new solid waste provider!

 

September 24, 2025:

Final Trash Pickup by Republic Services – TODAY!

Today, Wednesday, September 24, 2025, is the last day Republic Services will be collecting trash in Combes. Please make sure to place your trash bins out. Republic Services will also be collecting their trash cans after pickup.

 

Starting October 2, 2025, Waste Connections will begin providing solid waste services for the City of Combes.

Last Garbage Pick-up by Republic Services – TODAY!.

Today, Wednesday September 24, 2025, is the last day Republic Services will pick up rubbish in Combes.. Please make sure you get your trash cans out early.. Republic Services will also be picking up their trash cans after service..

 

Starting October 2, 2025, Waste Connections will begin providing the garbage collection service in the City of Combes.

I am sending out my Second Reminder for all SEPO October Newsletter Articles and Announcements to be submitted by the end of the day on Wednesday, September 24 at seponewsletter@gmail.com.
 

As of this writing, I have only received 'four' articles, and I hope to hear from many more of our fantastic volunteers! I encourage ALL our SEPO Clubs and Groups to submit a brief description of your group’s activities, along with information about your meeting days & times. Let’s share our interests and talents with our entire Sunshine Community!!!

 

REMINDER: Even if you don’t have an activity finalized in time for printing, you can always submit a “Save the Date” message for the Newsletter!

Sent 2025-09-21: Well update - 

Update for well 9.18.25

Last update of 8.20 I said we were going to be working the well by running the pump continuously for several days to see if the water quality improved. After a week of pumping, the water dropped down in saltiness but leveled out still too high for our use.

 

We have since found a company that uses a type of ground penetrating sonar to find water, and can differentiate between fresh and saline. It can also measure quantity.

 

The plan is to have them start the soundings in the area around the current well, around the end of the September early October. This is relatively new technology for finding fresh water, that has been developed from older technology that locates oil reserves. The intent is to try and locate fresh/less salty water in the area of the current well, to utilize the infrastructure that is already in place.

IMPORTANT INFO CONCERNING SUNSHINE NEWSLETTER 2025-2026

 

How can it be possible that we will soon be welcoming the Sunshine Community Winter Season (10-1-2025 thru 3-31-2026)? It seems like only yesterday that I naively volunteered to become the Sunshine Newsletter Editor, thinking that it was a “long way” off before I needed to figure all of this out! Your previous Editor, Beth Parish, has been a wonderful and patient advisor, and I thank her for helping me learn the whole process!

 

As we begin to announce the fun activities that our dedicated volunteers are planning, I am sending out my First Reminder that the October 2025 Newsletter Articles are due by the end of the day on September 24. All articles are to be submitted to, seponewsletter@gmail.com. If you’re able, please send your articles as soon as possible, for me to get them organized and typed up. I appreciate your understanding, as I learn the system!

Sent 2025-09-16: Hot Tub Issue - 

Our hot tub heater is no longer working. A replacement heater will be ordered. The hot tub bubbler can be used, but there will not be any heat associated with the hot tub. I will send an update when the repair has been completed. Thank you for your patience.     - Pat Heinerikson   SEPO Board

Sent 2025-09-15: UPDATE: TX Ave Gate + Misc -  

The keypad for the gate on Texas Avenue is working. I had him check the Yelper and that also was not functioning. It's working now! The flashing red light at the gate is not working but hope to get that replaced before the end of the week. The one by the frontage road is working. Sent 2025-09-13: UPDATE: TX Ave Gate - 

Last Saturday the front gate area appears to have been struck by lightning. It damaged the board in the gate opener, which was covered under warranty (yeah) and replaced. But Hurricane Fence didn’t reprogram the keypad and I didn’t find out that it wasn’t working till late Friday, after they closed. 

 

After my email from earlier today I’ve become aware that some people don’t have remotes or their homelink system is not paired with the gate anymore. So I will be leaving the gate open till Monday when I hope to get Hurricane Fence back to fix that issue Also if you have a homelink in your car I can program it to the gate.

Hey - The keypad for the gate on Texas Avenue is not working. So the gate will only be opening with your remote. If you have guests or deliveries coming you will need to let them in.

Hello, SEPO Residents and Renters!

 

As the 2025-2026 Winter Season will be here more quickly than we think, I wanted to introduce myself to all of you as the new Editor of the SEPO Women’s Club Newsletter. My husband, Bryan, & I, moved into the Sunshine Country Club Estates Community in March of 2024. Coming from Northeastern Wisconsin, we appreciate the warmer weather that Southeast Texas offers. The people have been so welcoming and friendly, and we look forward to getting to know “all y’all” better!

 

Your previous Editor for the Newsletter, Beth Parish, has been a Godsend! She has been so helpful and patient with me trying to figure all of this out! Her encouragement has meant the world to me, a person who knows just enough about computer technology to be dangerous. I only hope that I can do justice to the amazing work she has done over the past six years for our community!

Being new to this challenge, I ask for the SEPO Community’s patience while I get familiar with the process. I will be sending out reminders to you to submit articles for SEPO Events, as well as Club Activities and Announcements for the October SEPO Newsletter on both September 17 & 23. If possible, I would appreciate any information that you have ready be sent to me even before those dates.
