Pat Heinerikson, Director, Area 1, accepts $400 checks from Bill Peterson, President SCCE Fishing Association to use for improvements/expenses for the billard and the fitness rooms.
The donation was made possible from using proceeds from the fishing club raffle held earlier this year.
Winners from the raffle were as third prize, dining and pet grooming gift certificates, Larry Jeneson. Tony graciously donated the fishing trip back to the club which allowed us to provide a larger donation to SEPO.
Thank you to all to participated and supported the raffle.

Hi All –
Those of you who are still physically in Sunshine are aware of the status of the tree in front of the office. I would like to share this and additional info with you and also everyone else who has already left the community for the summer, for vacation, etc.
I have attached three photos;

a clogged gutter showing the leaves that are in it now.
Cutting down this tree will allow us to look at the possibilities moving forward by not allowing this tree to clog gutters and add a burden of more water to our roofs.
I’m doing everything I can to keep the cost down concerning roof repair, which we will focus on in the fall. It would be more cost-effective to do the roof's gutters and downspouts all in one fell swoop, rather than piecework, where they would have to take apart some of the material that they have installed to do additional work, rather than do everything all at one time.
Concerning the garden that was under the tree, I have spoken with Susanne and she is looking forward to presenting it to the Garden Club and/or the Women’s Club to come up with an idea of what we’d like to put in that area.
Personally I would like to see an outdoor area of some sort where somebody could have a quiet lunch around a picnic table away from the pool area and/or a nice little outdoor meeting area with native plants, cactuses and palms that require little to no maintenance. I believe this would be an asset for ourselves and future owners in our community as a nice first impression when they pull up to the office.

When a 'mess' is made in a common area in our community, it is common courtesy to clean it up yourself, notify a SEPO employee for assistance or notify a board member for assistance.
Last week, a board member was notified that there was human feces on the floor in the fitness room women's bathroom. This unhealthy situation was not attended to for almost 24 hours. This is unacceptable for so many reasons. We understand accidents happen, but PLEASE don't leave a mess and then walk away without doing something. If you see something, say something so these situations can be addressed immediately.

Hi,
This is to address the conversations, emails and phone calls I've had with many of the owners at Sunshine, about the email John Chajec recently sent.
John sent an email to many in the community talking about the drainage ditches, retention area and the possibility of dredging in the wetland area near Texas Ave.
I believe the thought is to allow for more water to be stored in the retention area.
I reached out to Pat Harvey to see what the history was with this area and if Sunshine had ever dredged there? Pat said that Sunshine had not.
Pat told me he reached out to many of the local government entities and the state, when they were doing improvements to Texas Ave.
And was told that it was under the jurisdiction of the Army Core of Engineers.
Pat had a conversation with them and the short version was do not dig, fill or disturb the area that John is referring to, as the retention area. It is part of a Watershed District they control.
Pat told me that the Army Core of Engineers had created the pond west of Sunshine when the intestate was built.
One of the items John discussed in his email was how much water from our neighbors comes into Sunshine. We are unfortunately from my observations and the phone call with Pat, the low spot in the neighborhood.
So any heavy rains in the area, ultimately go through those ditches behind Minnesota Ave. And if the ditches north and east (downstream) are full, there's no where for our water to go.
I think I understand the intent of the email and I'm sympathetic to those concerns, but having spoken to Pat about this and his conversation with the Army Core of Engineers, I don't see removing material from that area as an option for storing excess water.

Hi all! Someone has unplugged the pump at the Texas Avenue dog park.
If there’s a problem with the pump please let me know or the office.
The pump is on a GFI outlet, but where it’s at is in standing water.
If that GFI fails you could get electrocuted.
Lalo is installing a lock on the box.

Sent 2025-04-20: Construction materials in the Sunshine streets -
For you walkers out there, over the next few weeks, if you wouldn’t mind keeping an eye out for nails and screws in the road. It’s not really a late Easter egg hunt, but it would help our community tremendously. If you pick up more than 20 in a day, you can brag if you wish.
However, as a reminder there is a section in the
SEPO Policies & Procedures
that directly addresses this sort of situation.
CONSTRUCTION
The disposal of any residue from a resident/homeowner’s construction site is the responsibility of the property owner. It is the responsibility of the property owner to maintain the site in an orderly and safe condition. Any building material (nail, screw, etc.) originating from the site that might puncture a tire found on an adjacent street or driveway and turned in to the SEPO Office shall result in a fine of $10 per item. The fine shall be added to the homeowner’s monthly or annually assessed association fees.

From the City of Combes: Sunshine is not affected.
-Immediate Notification- -A significant water line rupture has occurred at the sinkhole situated at Nita and Business 77.
Water services will be temporarily suspended to facilitate repairs.
Sunshine Country Club and East Rio Hondo Water Supply citizens will not be impacted.
We will try to keep all of our residents updated as we get more news.

With all that has happened, I was asked to send out a reminder:
Join us for an Easter Sunrise Service on Sunday, April 20th at 8 AM, held at the gazebo and led by Chaplin Larry Allen. We will be collecting an offering to support his valuable ministry efforts in our community.
Please be aware that if the ground is too soggy, if weather conditions are unfavorable, or if mosquitoes are particularly bothersome, we will relocate the service to the Hall for everyone's safety.
Following the service, we invite you to a delightful Easter potluck breakfast at the Hall at 9:00 AM.

On Sunday, April 20th, Sunshine Estates will have an Easter Potluck Breakfast at 9 a.m.
The Easter Service will commence at 8 a.m. at the Gazebo and last approximately 30 minutes. This should give everyone enough time to gather their dish from home and join us in Retzlaff Hall at 9 a.m.
The Women’s club will supply the table settings, coffee and water.
We are trying to keep this simple, so there is no signup sheet or charge.
No one needs to do a lot of work, this way we can enjoy each other’s company and many homemade delights!

Dear Neighbors,
We are excited to announce that our end of season retro party is still on, despite the recent flooding and damage in our community. We understand that many of you have faced challenges, and we believe it’s important to come together for a fun time away from the daily stresses.
While we’ve made a few scaled-back adjustments to the event, we’re committed to ensuring it’s an enjoyable experience for everyone. The party will remain completely free, but we will have a “pass the hat” collection for Edith and Diego to support them during this time, as well as a “share the wealth” initiative. We ask that everyone only bring appetizers and feel free to dress up or just come as you are. We will not have a contest.. just pure fun!
We hope to see you all there as we celebrate together and lift each other up!
