Sent 2025-08-27: NOTICE: SEPO Communication Helpers -

I wanted to let everyone know that I did have some residents step up a couple of weeks ago when I asked for help with SEPO communications. And I've currently got all of them working on various tasks.

So if someone calls you, emails you, etc with questions concerning such things as resident directories, facebook posts, upcoming winter activities (just to name a few) they are doing so at my request.

Now if they start asking you for money - that's their personal request - not mine. 😊😊😊😊😊

Also, a reminder, Cyndi Skidmore is taking over SEPO Newsletter responsibilities starting with the Oct 2025 publication. I'm turning everything over to her now, so keep an eye out for 'reminder' emails from her very soon.

If anyone has questions, or you decide you want to get on the list of helpers, please contact me at any time. It hardly seems real, but the winter 2025-2026 season is rapidly approaching and communications is always a huge part of what goes on. CYA Soon.

Sent 2025-08-25: UPDATE: Woodshop Status -

The power company came and fixed the problem. Woodshop is now open. Must be a monitor to be in Woodshop for anyone to have access to shop. List of monitors or contacts will be at office. I will be getting that list to Valerie later today. Thank you for your understanding. - Nancy Lyne, President

Sent 2025-08-24: Woodshop Status -

The woodshop will be closed starting today, Sunday August 24th 2025, until an electrician comes to fix an electrical problem. We have no electricity to any machines running on 220 power. The dust collectors are part of not working equipment. Reminder, anytime we use equipment, we must use dust collectors. So again shop is closed.

Air conditioner is non-functioning as well. It was also discovered someone removed AA batteries from the thermostat. Why?

An updated list of contacts for the Woodshop will be given to Valerie at office if anyone has any questions, concerns, or needs to return borrowed Equipment. please note: all borrowed equipment must be returned in three days.

A note will be posted on the outside of main entrance to woodshop being closed and once problem is fixed you will be notified and another note will be posted with updated information. Thank you for your understanding.

A Reminder m- Anyone who enters the Woodshop, especially monitors, must sign in and out. Log sheet on front desk.

Some good news!

The Harlingen Irrigation District has agreed to give Sunshine 30 days of water starting Friday the 22nd. This water is for the golf course only. If we use this for any other purpose they may cut us off and won’t look at continuing a possible month to month program. We’ll be checking the homes around the course for any leaks or active sprinklers. Thanks for your understanding.

Since the last update we’ve been working the well by filling the ponds on the course. The guys noticed that after filling the ponds the water didn’t seem so salty. Monday morning they tested samples at the pool store, and with another meter that Jerry Wetherby purchased (thank you Jerry).

Both samples tested lower than the numbers we received from the Texas A&M lab. So the water had improved, but still too high for using as is.

We also sent another sample to Texas A&M to test.

We are going to continue working the well by pumping to a street drain and periodically test samples to see if this improves the salt level.

Last week I spoke with Norris Leal, an engineering company in Harlingen about the water and waiting for information from them.

Well Update

We received the water test report back today from the Texas A&M labs and the sodium/saline content is high.

The Sodium Absorption Rate (SAR) is 17.8 Which falls in the 10-18 range, Medium Sodium Hazard - Gypsum and leaching needed.

Jerry Wetherbee and I have been discussing these results and don’t feel we know enough about what this means, regarding the turf that's on our golf course. And we’re going to reach out to the Texas A&M lab for guidance on what we want to do next.

I am also going to contact an engineering company here in Harlingen about the aquifers that are in our location and what options might be available to us, regarding the well.

The irrigation system we have in place has been showing its age, but Manny, Joe and Lalo, with huge help from Jerry Wetherbee and Pat Heinerikson, are doing repairs. They’ve also been spending a lot of time figuring out how the new pump works with the old system and how many sprinklers can be used at the same time.

As far as residents using the water from the well, we don’t feel we know enough about how the salty water will react with your plants and grass, to advise using it.

I will post more when I’ve had conversations with those businesses and individuals that I referred to earlier.

Hi All - I hope everyone has been enjoying his/her summer.

I mentioned several times last winter that I would like to be able to have some help maintaining the Sunshine Website, particularly during the Winter season. And, low and behold, a few of you had replied that you might be interested. Unbelievably for me, I didn't start a file of those 'yes' replies, so I'm at a loss as to who to contact.

What I would like to do is see how many of you might still be interested. If you are, please reply to this email within the next 10 days.

If I get enough yes replies, I'm thinking about putting together some sort of training session that I would teach during the late Oct / early Nov timeframe to help you decide if you want to learn more. NOTE: The system we use only allows one person to update it at a time, so I envision volunteers would be taking turns doing updates.

The woodshop would like to express its sincere appreciation to Hoppy Lloyd for the generous donation of a new sink, and to Pat Heinerikson and Hal Resides for their valuable time and expertise in installing it.

We're also thankful to Pat Heinerikson for fixing the air compressor handle, which will undoubtedly make life easier for everyone. As a friendly reminder, please don't forget to turn off the compressor when you're done using it to avoid wasting energy. Thank you again for your selfless contributions to these projects.

In order to get that accomplished, I need everyone - in particular those of you who either head up or participate regularly in certain events/activities - review the data and documents on this page PAGE.

Items that I've been trying to get fixed all summer primarily pertain to:

Woodshop 'open' days & hours and any restrictions that apply
Water Aerobics (both sessions)
Happy Hour in the Hall on Thursdays

Sent 2025-08-02: WELL Update - Please read Now -

Well Update

As Randy posted this morning the guys are going to be opening the outer ring of the irrigation system Monday and start doing necessary repairs.

But the water coming out of the well has a higher salt content than we were hoping for and Jerry Weatherby has sent water and soil samples to the Texas A&M Soil and Water labs for testing.

Information that we’ve been looking at shows that the Bermuda grasses, which are on the golf course, are very resilient to that type of water.

But we want to know more about what we have currently for salt in the soil and what types of salt are in the well water.

My suggestion is to wait till we get those tests back before you start using the water for your plants.

Test results should take 6-10 days.

Sent 2025-08-01: WELL update -

Now that the well is operational, we had a few leaks in the irrigation system on the golf course, but they have been resolved. We had several volunteers help yesterday to confirm no water issues at peoples residences.

Over the next few days for those of you still here, please keep an eye out for pooling water. Let any of the employees be aware and see if there is a source from which the issue is starting.
