Debt Free and Self Governing
You own your own home and lot in our senior oriented self governing neighborhood. We have 306 lots on 57 acres with brick custom, stick built and mobile homes in the Rio Grand Valley near Harlingen Texas. We enjoy life with minimal home keep. Activities offered include golfing, nature and birding, quilting, woodworking, cards, stained glass, and many more. The large beautiful common areas include the par 3, 9 hole golf course, pool and hot tub, nicely equipped exercise room, tennis and pickleball courts, library, pool room, card rooms and meeting rooms for resident gatherings. There is a storage area for RVs and a well-equipped wood working building.
Annual dues for 2019 will be $1,320.00. These can be divided into periodic payments or are discounted if you pay annually. The golf course is owned and maintained by the Estates. There may be additional modest fees for some activities. Most are free to Estates residents. There are no fees for residents to enjoy the golf course or the Woodshop. Homeowners may enjoy the company of up to two house pets.
The open air Pavilion next to the pool and hot tub plays host to many neighborhood gatherings and parties. Other amenities in the heart of the community include the multipurpose Retzlaff Hall which hosts potlucks, quilting, line dancing and many other social opportunities. Residents enjoy walking, biking and our nicely equipped fitness center. If you enjoy using a cue stick, we have tables for your use. Our Women’s Club plans many other special events throughout the year.
A variety of housing styles and prices are available that match the preferences and budgets of almost any buyer. Regardless of your passions, you are sure to find other like-minded residents who share your interests. There are many clubs and interest groups as mentioned above. Shopping and dining places abound within minutes of the community.
Beautiful warm weather, low cost of living, plentiful fresh fruits and vegetables, and the lively social and cultural scene make the Harlingen area one of the top retirement destinations in the country. While the surrounding region offers many cultural and nature experiences, many residents remark that a world of endless fun can be found without ever leaving the community. The rich assortment of amenities, activities and groups suits almost any lifestyle.

SUNSHINE WEB SITE
This Web site (www.sunshinecountryclub.com) has been up and running for a while now. I am taking over responsibility for both improving it and getting/keeping it up-to-date. To do this, I welcome input from the residents of SCCE.
The goal is not only to provide information to our residents but also to make it a Web site that 'MARKETS' our community. We all know we love it here. It's time to let others know about it and encourage them to look into living here.
Please send me your input at any time.

Women's Club Activities
Make sure you are aware of the exciting activities the Women's Club has planned for 2018-2019. All activities were approved by the SEPO Board. The list can be found under the 'Activities' Tab of this Web site.
Please review the list carefully and plan what you want to have on hand to wear/decorate with.
The sign-up sheets for volunteers are located in the lounge on the Women's Club board. Note, along with the need for committee member volunteers there is still a need for chairperson(s) for some of the events.
For new residents, this is a great way to get involved and meet and get to know your fellow residents. We are always looking for new ideas and we never turn down help.
New Homeowners Party
Each year the Women's Club hosts the New Homeowner's Party. This is a great way for new Residents to get to know your fellow residents. It's also a great way for everyone to get to know more about the new homeowners. And the best part for the new homeowners is that they get in free.
This season the party will be held on Tuesday, Jan. 15, 2019.
Currently we need chairperson volunteers, committee member volunteers and a theme. So if you want to get your ideas on the table first, sign up on the Women's Club board in the lounge.
See you at the party.
Our beautiful gazebo is the location for our Annual Easter Sunrise Service at 7:00 AM.
In the past we have been honored to have Pastor Randy Nicholas from here in Sunshine to lend his time and talent to our Sunrise Service.
You may sit in your golf carts or bring lawn chairs. You may wish to bring a small flashlight to make reading the bulletin easier. Dress is casual but dress according to the weather. Service will be held rain or shine. In case of bad weather, services will be held in Retzlaff Hall. A freewill offering will be taken up at the service.
A Breakfast Potluck follows in Retzlaff Hall at 8:15 am. We ask everyone to sign up in the lounge for the Potluck so we know how many to plan for. The sign up sheets are posted one week before the event. If you have never been to our service or the potluck it is awesome. What a great way to start Easter.
